About the Opportunity
Gurukul The School is undertaking an ambitious infrastructure development project at its NH-9 Branch, creating a next-generation educational campus with world-class learning, sports, activity and administrative facilities.
The project encompasses approximately 2 lakh sq. ft. of construction, including modern classrooms, activity and specialised studios, an indoor sports complex, contemporary administrative offices, auditorium, multipurpose halls and technology-enabled infrastructure.
We are looking for an experienced Project Manager – Civil Construction & Infrastructure who will serve as the School-side project representative, acting as the key coordination interface between the School, Architect, Contractor, Consultants, Vendors and other stakeholders.
The selected professional will ensure that the project is executed as per approved designs, drawings, specifications, quality standards, timelines, budgetary controls and contractual requirements.
This is a senior, high-responsibility role requiring strong civil engineering expertise, hands-on construction experience, project management capability, commercial understanding, AutoCAD proficiency, documentation skills and stakeholder coordination.
Key Responsibilities
Project Planning, Scheduling & Execution
- Develop and maintain project execution plans, milestones and construction schedules.
- Monitor planned vs. actual progress and identify delays, bottlenecks and dependencies.
- Coordinate day-to-day construction activities with the Architect and Contractor.
- Ensure execution aligns with approved drawings, specifications and project requirements.
- Track critical-path activities and initiate timely corrective measures.
- Monitor manpower, equipment and material deployment and minimise delays, wastage and rework.
School-Side Project Coordination
- Act as the primary project coordination interface from the School's side.
- Coordinate with the Architect, Structural/MEP Consultants, Contractor, Vendors and other agencies.
- Review drawings and design documentation received from the Architect and coordinate implementation at the project site.
- Understand the School's functional requirements and ensure appropriate incorporation during execution.
- Maintain records of decisions, changes, instructions and approvals.
- Identify and escalate critical issues requiring Management intervention.
- Protect the School's interests regarding scope, quality, timelines and costs.
Technical Review, AutoCAD & Quality Control
- Mandatory: Hands-on proficiency and sound working knowledge of AutoCAD.
- Read, interpret and review architectural, structural and relevant MEP drawings using AutoCAD.
- Coordinate drawings received from the Architect for site execution.
- Identify drawing discrepancies, clashes, omissions or inconsistencies and coordinate resolution.
- Track drawing revisions and ensure the latest approved drawings are used for execution.
- Monitor construction quality, workmanship, methodology and material quality.
- Ensure compliance with approved drawings,
specifications and applicable standards.
- Identify deviations and defects and ensure timely rectification.
Contractor & Vendor Management
- Monitor Contractor performance against scope, timelines, quality and contractual obligations.
- Coordinate with subcontractors and vendors through the Contractor's project team.
- Monitor manpower, material availability, equipment and site readiness.
- Identify resource constraints and ensure corrective action.
- Support resolution of contractual and execution-related issues.
- Ensure appropriate action/recovery in cases of delay, rework or non-compliance.
BOQ, Measurement & Billing Management The candidate must have strong practical knowledge of:

Responsibilities include:
- Verify measurements of work executed at the project site.
- Cross-check Contractor bills against BOQ, approved drawings and actual execution.
- Verify quantities before recommending bills for approval.
- Identify discrepancies, excess quantities and unauthorised work.
- Monitor material consumption against approved quantities.
- Reconcile steel, cement and other major construction materials.
- Ensure proper documentation of variations, recoveries and rework.
Cost Control & Commercial Monitoring
- Monitor project expenditure against the approved budget.
- Track variations, additional works and potential cost overruns.
- Review Contractor claims and supporting documentation.
- Assist in cost estimation and rate comparison for additional requirements.
- Ensure financial decisions are supported by measurements, BOQ references and approvals.
- Maintain project cost trackers and periodic financial reports.
Compliance, Safety & Statutory Requirements
- Ensure construction activities comply with applicable building codes, statutory requirements, safety standards and approved plans.
- Coordinate with relevant consultants/agencies for required approvals and compliance documentation.
- Monitor construction safety practices and ensure corrective action wherever required.
- Maintain documentation of inspections, testing, certifications and statutory approvals.
- Understand requirements applicable to educational/institutional buildings, including fire safety, accessibility and other relevant norms.
Documentation, MIS & Handover
- Maintain project schedules, progress reports, site inspection reports, drawing registers, approval records, measurement records, BOQ/variation statements, RA Bills, material reconciliation, quality records, correspondence, meeting minutes, snag lists and compliance documentation.
- Prepare weekly/monthly MIS reports covering Planned vs. Actual Progress, Delays, Quality, Cost, Risks, Critical Decisions and Next Milestones.
- Coordinate snagging, rectification, testing, commissioning and final handover.
- Verify as-built drawings, warranties, manuals and other handover documentation.
Candidate Profile
We are looking for a senior, hands-on and technically strong Civil Project Manager capable of independently representing the School's interests throughout the project lifecycle.
Essential Qualifications & Experience
- B.E./B.Tech. in Civil Engineering or equivalent qualification.
- Minimum 10 years of relevant experience in civil construction/project management.
- Strong hands-on experience managing large-scale construction projects.
- Solid knowledge of civil construction practices, materials, drawings, specifications and execution.
- Mandatory: Hands-on proficiency and sound working knowledge of AutoCAD, with the ability to read, interpret and review architectural and technical drawings.
- Practical knowledge of BOQ, measurements, RA Bills, quantity verification, rate analysis and Contractor billing.
- Strong understanding of project scheduling, cost monitoring, quality control and Contractor management.
- Good command of MS Office, particularly Excel, Word and PowerPoint.
- Strong documentation, reporting and MIS skills.
Additional Qualifications – Preferred
- M.Tech./Master's degree in Construction Management, Project Management, Civil Engineering or a related discipline will be an added advantage.
- PMP, CCM or other relevant project/construction management certifications will be an added advantage.
Preferred Industry Experience
Candidates with prior experience in schools, colleges, universities, hospitals, institutional campuses or large-scale commercial infrastructure projects will be preferred.
Experience in K–12 educational institutions will be a significant advantage, particularly candidates who understand institutional construction, educational facility planning, safety and statutory requirements, school operational considerations during construction and coordination with institutional leadership.
