About the role
PNS Construction designs and builds hospitality spaces for some of India's most distinctive café brands — Cafe Athyeka, Roastery Coffee House, and Colocal — alongside specialty retail and atelier formats. We're looking for an Architect who can take a project from concept through handover: translating a brand's design language into buildable drawings, coordinating with consultants and contractors on site, and holding the line on detail and finish. You'll work across multiple live projects at any given time, ranging from 1,500 sq ft cafés to multi-floor mixed-use buildings.
Reports to: Director, PNS Construction
What you'll do
• Lead design development from concept and mood boards through GFC drawings — plans, RCPs, sections, elevations, joinery details, MEP coordination
• Translate brand-led aesthetic direction (South Indian heritage, temple visual tradition, craft-led materials) into precise execution drawings
• Coordinate with structural, MEP, kitchen, lighting, and acoustic consultants and resolve clashes before they hit site
• Run site visits 2–3 times a week per active project; flag deviations, redline drawings, sign off on critical stages (waterproofing, flooring, ceiling, joinery, finishes)
• Prepare BOQs, material specifications, and vendor briefs (especially for custom items — encaustic tiles, brass detailing, joinery, soft furnishings)
• Manage drawing issue logs, RFIs, and revision tracking across projects
• Work closely with Site Supervisors and the contractor team to keep timelines and quality on track
• Source and qualify new vendors (tile, stone, joinery, lighting, hardware) and maintain the studio's material library
You should have
• B.Arch from a recognized institution; COA registration
• 4–7 years of post-qualification experience, with at least 2 years in hospitality, retail, or F&B; fit-outs (café/restaurant experience strongly preferred)
• Robust command of AutoCAD and SketchUp; Revit and Lumion/Enscape are a plus
• Working knowledge of Indian construction practices — civil, MEP basics, false ceiling systems, flooring systems, joinery
• Site execution chops: you've stood in front of a contractor and a half-built wall and figured out what to do
• An eye for materials and craft — you notice the difference between a good edge profile and a sloppy one
• Comfort working across multiple live sites simultaneously
Bonus
• Sensibility for heritage Indian design — temple architecture, traditional motifs, handloom and craft traditions
• Prior experience with custom tile, brass, stone inlay, or artisan-led detailing
• Working knowledge of GRIHA / sustainable material sourcing
