Job Description - MID-LEVEL ARCHITECT

Qualification: Bachelor's / master’s degree in architecture (. / M. Arch)

Experience: 09+ 13 years, with demonstrated ownership of projects end-to-end

JOB LOCATION: PONDA, GOA (Male Candidates preferred with a Goa domicile)

Salary: As per experience and current compensation; to be negotiated

Reporting Line: Directly to the Project Lead / Principal Architect

Role Summary

The Architect will independently lead the design conceptualisation, technical development, and execution oversight of assigned commercial, residential, and institutional projects - operating as the design authority and single point of accountability for their portfolio, including on projects where they are based away from the core studio team.

Preliminary Skills

• Strong design conceptualiser, able to develop and carry project design intent through a designated team from concept to execution.

• Prior experience in Architectural practice comparable to BRIC Design Group is preferred.

• Confident, articulate representative of the BRIC design philosophy to clients, consultants, and vendors.

• Proven ability to lead and mentor a team of junior & team mid-level architects toward distinctive design outcomes with contemporary finishes.

• Capable of carrying a design idea from concept through client sign-off to the site Project Manager for execution, with clear documentation at each handover.

• Exposure to international design education or practice is an advantage.

Primary Key Skills

• In-depth knowledge of Commercial, Residential, and Institutional architectural project planning and execution.

• Singular responsibility for leading and managing projects from design conceptualisation through planning, coordination, drawing development, execution, and final handover.

• Strong working knowledge of technical drawings, material products, and their applications.

• Comfortable working closely - including remotely - with building service engineers, construction managers, quantity surveyors, and architectural technologists.

• Effective coordination with Project Coordinators and Architecture, Structural, and MEP Consultants, largely over calls, email, and shared platforms.

• Sound knowledge of technical standards, regulatory frameworks, and health & safety regulations applicable to the project geography.

• Ability to direct and manage supporting staff, Junior Architects, and oversee project assistance.

• Commercial & Quantity Knowledge (BOQ)

• Working knowledge of Bills of Quantities (BOQ) - able to actively participate in BOQ preparation aligned to the allocated project budget, not merely review it.

• Ability to independently review, update, and reconcile BOQs against site progress, flagging inclusions, exclusions, and variations as they arise.

• Comfortable reading and validating quantity take-offs, rate analyses, and vendor/contractor quotations against the approved BOQ.

• Tracks cost implications of design or material changes in real time and communicates budget impact proactively rather than after the fact.

• Maintains adherence to project schedules and budgets as a personal accountability metric, not just a reporting obligation.

Technical Software & Drawing Skills

• Hands-on proficiency in AutoCAD is mandatory - the candidate must be able to personally draft, edit, and detail drawings, not only review or delegate them.

• Able to independently produce and mark up working drawings, GFC (Good-for-Construction) drawings, sections, elevations, and detail drawings when required, without depending solely on the drafting team.

• Capable of stepping in to directly design, sketch, or redline layouts and details on short notice - particularly valuable when working away from the core studio team, where quick turnaround on a personally executed drawing can unblock a site query.

• Working knowledge of SketchUp, 3ds Max, or similar 3D visualisation tools to develop and communicate design intent is preferred.

• Comfortable using Photoshop or similar tools for presentation drawings, renders, and mood boards.

• Proficient with MS Office (Excel in particular, for BOQ trackers and schedules) and cloud-based file-sharing platforms for drawing version control.

• Able to read, cross-check, and correct structural and MEP drawings for coordination clashes, even without a structural/MEP consultant physically present.

Ownership, Accountability & Independent Working

• Demonstrated ability to operate as the authority on a project without daily in-person oversight, exercising sound judgement within a clearly defined scope of authority.

• Disciplined in proactive, structured reporting - regular written status updates, BOQ trackers, and site progress notes shared with the Studio/Principal on an agreed cadence, without needing to be chased.

• Escalates issues, delays, and budget deviations promptly and with complete information, rather than waiting to be asked.

• Comfortable using digital collaboration tools (video calls, shared drives, project trackers) as the primary mode of coordination with the core studio team.

• Self-driven in following up with consultants, vendors, and site teams to keep the project on schedule,

• Maintains the same documentation and quality discipline expected at the head office, ensuring drawings, approvals, and BOQ records are always audit-ready.

• Open to travel for site visits, client meetings, and studio check-ins as required by the project calendar.

Detailed Job Description

Client & Design Leadership

• Competent, skilled interaction with clients; quick comprehension of project briefs and constraints.

• Translate design ideas into sketches and developed concepts.

• Monitor the design process from conception through construction administration to ensure design consistency across every assigned project.

• Strong written and verbal communication skills; able to make timely, well-reasoned decisions with clients and the in-house team, including when working at a distance.

• Confident presentation skills for client and stakeholder interactions.

Technical & Regulatory

• Interact with building/statutory officials during permitting and construction phases.

• Sound understanding of building technologies, environmental design, structural practice, and construction techniques and processes.

• Review the accuracy of calculations, estimates, drawings, and completed reports before they are issued.

• Closely monitor the preparation and updating of technical drawings by the assigned team, chiefly the Design Associate.

Cost, Vendors & Site Execution

• Maintain in-depth knowledge of, and strict adherence to, the prepared Bill of Quantities, updating it promptly for inclusions or exclusions of items.

• Conduct thorough interactions and checks with suppliers and vendors on materials being supplied.

• Monitor the application of sourced materials on site against the design intent.

• Adapt plans to resolve construction or technical issues as they arise on site.

• Remain consistently available to the site supervisor and project team for queries and solutions,

• Attend field reviews, on-site meetings, and project meetings, and coordinate schedule reviews - in person where required and virtually otherwise.
