Job Summary

The Executive – QS will be responsible for quantity surveying, estimation, billing, cost monitoring, and commercial activities for commercial interior fit-out projects. The role will involve quantity take-offs, BOQ preparation, rate analysis, contractor billing, variation management, and coordination with project, procurement, design, and site teams. The candidate should have strong knowledge of interior fit-out materials, measurements, and commercial processes.

Key Responsibilities

- Prepare quantity take-offs from drawings, BOQs, and project specifications.
- Prepare and review BOQs for commercial interior fit-out projects.
- Conduct rate analysis for materials, labour, and subcontracted works.
- Prepare project cost estimates and support budget preparation.
- Review drawings and specifications to identify quantity and scope requirements.
- Prepare and verify contractor and subcontractor bills based on actual site measurements.
- Conduct measurements and maintain measurement sheets and records.
- Monitor project costs against approved budgets.
- Track variations, additional works, and deviations from the original scope.
- Prepare variation statements and support commercial negotiations.
- Coordinate with Project, Design, Procurement, Planning, and Site teams regarding quantities and costs.




- Verify material consumption and quantities used at site.
- Assist in preparing client RA bills and supporting documentation.
- Review vendor and subcontractor quotations and prepare comparative statements.
- Maintain QS documentation, cost reports, BOQs, measurement sheets, and billing records.
- Support reconciliation of materials and project costs.
- Identify cost-saving opportunities and assist in value engineering.
- Prepare regular commercial and cost MIS reports for management.
- Ensure proper documentation and timely closure of commercial matters.
- Any other duties as assigned.

Qualifications & ExperienceEducation

- Bachelor's degree / Diploma in Civil Engineering, Quantity Surveying, Construction Management, or a related field.
- Additional certification in Quantity Surveying / Contracts Management will be an advantage.

Experience

- 5+ years of relevant experience in Quantity Surveying / Commercial functions.
- Robust experience in commercial interior fit-out projects preferred.
- Hands-on experience in quantity take-offs, BOQ preparation, rate analysis, billing, cost control, and variation management.
- Experience coordinating with contractors, subcontractors, vendors, and project teams.
