About the Role

We are looking for an experienced and result-oriented Zonal Head LAP (Loan Against Property) to lead and drive the secured lending business across the assigned zone.

The role will be responsible for achieving business growth, disbursement, profitability, portfolio quality, and market expansion while managing a large sales and distribution network. The ideal candidate should have strong experience in LAP/Mortgage/SME secured lending, excellent leadership capabilities, and a strong understanding of credit, risk, customer acquisition, and channel management.

The Zonal Head will work closely with Sales, Credit, Operations, Risk, Legal, Technical, Collections, and senior leadership teams to ensure sustainable business growth and a high-quality loan portfolio.

What You'll Do

Zonal Business & Sales Management

- Own the overall LAP business performance for the assigned zone.
- Develop and execute zonal business strategies to achieve disbursement, AUM, revenue, and profitability targets.
- Drive loan sourcing, login, sanction, and disbursement across the zone.
- Set business targets for regions, branches, and sales teams.
- Monitor daily, weekly, and monthly business performance against targets.
- Identify new markets, customer segments, and business opportunities for LAP growth.

Team Leadership & People Management
- Lead and manage Regional Heads, Area Sales Managers, Branch Managers, Sales Managers, and Relationship Managers across the assigned zone.
- Build, develop, and retain a high-performing sales organization.
- Set individual and team-level targets and performance benchmarks.
- Conduct regular performance reviews and identify areas for improvement.
- Coach teams on sourcing, customer acquisition, product positioning, and sales effectiveness.
- Recruit and onboard suitable talent in line with business requirements.

LAP Channel & Distribution Management

- Build and strengthen relationships with DSAs, connectors, channel partners, brokers, property consultants, and other sourcing partners.
- Develop new sourcing channels to increase business volumes.
- Monitor channel-wise productivity, quality, and conversion.
- Ensure channel partners understand product offerings, eligibility criteria, and credit requirements.
- Negotiate and manage channel relationships while ensuring compliance with company policies.
- Reduce dependency on individual channels by creating a diversified sourcing network.

Credit & Portfolio Quality

- Ensure business is sourced in accordance with the organization's credit policy and risk appetite.




- Work closely with Credit and Risk teams to improve login-to-sanction and sanction-to-disbursement ratios.
- Monitor portfolio quality and identify early warning indicators.
- Ensure appropriate adherence to parameters such as LTV, FOIR, customer eligibility, income assessment, property valuation, and repayment capacity.
- Review high-value and complex cases with Credit and Risk teams.
- Balance growth targets with prudent credit practices.
- Take corrective action in case of deterioration in portfolio quality.

Cross-Functional Coordination

- Collaborate closely with Credit, Operations, Risk, Legal, Technical, Collections, Product, and Finance teams.
- Resolve operational and credit-related bottlenecks impacting business growth.
- Improve turnaround time across the loan processing journey.
- Ensure smooth coordination from sourcing through sanction, documentation, and disbursement.
- Provide market and customer feedback to Product and Credit teams.
- Participate in policy and process discussions based on market requirements.

Market Expansion & Business Development

- Identify potential markets and locations for LAP expansion.
- Conduct competitor and market analysis to understand pricing, products, customer segments, and sourcing trends.
- Develop strategies for increasing market penetration.
- Build relationships with local business communities and key market influencers.
- Drive expansion into new geographies in line with organizational strategy.
- Identify opportunities to improve customer acquisition and market share.

Compliance & Process Governance

- Ensure adherence to internal policies, processes, and regulatory requirements.
- Maintain high standards of customer service and ethical sales practices.
- Ensure proper documentation and process compliance across branches and channels.
- Monitor deviations and ensure timely corrective actions.
- Work with internal audit and compliance teams to resolve observations.
- Promote responsible lending and customer-centric practices.

What We're Looking For

Educational Background

- Bachelor's degree in Business Administration, Finance, Economics, Commerce, or a related discipline.
- MBA/PGDM in Finance, Marketing, or Business Management preferred.

Professional Experience

- 8+ years of overall experience in LAP, Mortgage, Housing Finance, SME Lending, or Secured Lending.
- Proven experience in managing large sales teams and multiple branches/regions.




- Robust track record of achieving business and disbursement targets.
- Experience managing DSA, connector, and other channel networks.
- Strong understanding of the end-to-end LAP lifecycle.
- Experience working with Credit, Risk, Operations, Legal, Technical, and Collections teams.
- Experience in market expansion and building new business channels.
