Position Overview

We are seeking a highly motivated and detail-oriented Project Lead to oversee the planning, execution, and successful delivery of commercial office re-fitout and renovation projects. This role requires strong project management capabilities, stakeholder coordination, and in office leadership to ensure projects are delivered on time, within budget, and in alignment with quality and safety standards. The role is primarily site-based and involves managing day-to-day project execution, contractors, subcontractors, vendors, consultants, and client stakeholders to ensure timely delivery of high-quality commercial office spaces.

The ideal candidate should possess hands-on experience in commercial interior execution, civil works, electrical, plumbing, HVAC, networking, fire & safety systems, furniture installation, and finishing works. The candidate must be capable of independently managing multiple site activities while ensuring adherence to project schedules, budgets, quality standards, and workplace safety. All this while balancing operational continuity with project execution. Key Responsibilities:

Project Planning & Execution

- Lead end-to-end execution of commercial office interior fit-out, refurbishment, renovation, and workplace transformation projects.
- Prepare project execution plans, work schedules, resource plans, and milestone tracking.




- Coordinate site mobilization and ensure timely commencement of project activities.
- Monitor daily site progress and proactively resolve execution bottlenecks.
- Ensure projects are completed within approved timelines and budgets.
- Coordinate parallel execution of multiple trades while minimizing conflicts and delays.

Stakeholder Management

- Act as the primary point of contact for clients, consultants, design teams, contractors, and vendors.
- Facilitate regular project review meetings and provide clear progress updates to stakeholders.
- Build and maintain strong client relationships, ensuring alignment on project objectives and expectations.

Site Management & Quality Control

- Oversee day-to-day site operations to ensure adherence to approved designs, specifications, quality standards, and safety regulations.
- Conduct site inspections and audits to maintain project quality and compliance.
- Coordinate with contractors and service providers to ensure efficient workflow and timely completion of activities.
- Coordinate execution across civil, interior, electrical, plumbing, HVAC, networking, CCTV, fire alarm, access control, painting, false ceiling, flooring, furniture, and finishing works.
- Ensure work is executed as per approved drawings, BOQs, specifications, and project timelines.

Cost & Resource Management

- Monitor project budgets, track expenditures, and implement cost-control measures.
- Review vendor quotations, work orders,



and project variations to ensure commercial efficiency.
- Optimize resource utilization to maximize productivity and project outcomes.

Risk Management & Compliance

- Identify potential project risks and implement mitigation strategies to minimize impact.
- Ensure compliance with statutory requirements, workplace safety standards, and organizational policies.
- Manage project documentation, approvals, and handover processes effectively.

Project Closure & Handover

- Ensure seamless project completion, snag rectification, and client handover.
- Maintain comprehensive project records, reports, and closeout documentation.
- Drive client satisfaction through successful project delivery and post-completion support.

Qualifications & Experience

- Bachelor's Degree or Diploma in Civil Engineering, Construction Management, Interior Design, Architecture, or a related discipline.
- Minimum 3 years of experience managing commercial office interior fit-out, re-fitout, or workplace renovation projects.
- Demonstrated experience working in operational or occupied office environments.
- Strong understanding of construction methodologies, interior fit-outs, project scheduling, and site execution practices.
