Role Summary:

Responsible for planning, coordinating and executing finishing works across Key Common Areas (KCA) of the project, ensuring timely completion, quality standards, design compliance and smooth handover.

Key Responsibilities:

- Lead and manage finishing activities across Key Common Areas, including lobbies, corridors, entrance areas, amenities, clubhouses, podium areas and other designated common spaces.
- Plan and monitor execution as per approved drawings, specifications, project schedule and quality standards.
- Coordinate with Design, Architecture, MEP, Planning, QA/QC and other project teams for seamless execution.
- Review drawings, details and material specifications and identify design/execution issues in advance.
- Manage contractors and subcontractors, including manpower planning, productivity and work sequencing.
- Ensure finishing works are executed as per approved mock-ups, materials and quality benchmarks.
- Coordinate various finishing activities such as flooring, tiling, painting, false ceiling, wall finishes, doors, joinery, stone works and other allied works.
- Ensure proper sequencing and interface coordination between Civil, Finishing and MEP works.
- Monitor progress against project milestones and take corrective action to ensure timely completion.
- Conduct regular inspections and ensure timely closure of quality observations and snags.




- Coordinate material planning and ensure availability of approved materials at site.
- Monitor contractor performance and resolve site-level execution issues.
- Coordinate with the Commercial/QS team for measurements, work certification and billing-related requirements.
- Maintain required project documentation, progress reports and inspection records.
- Drive snagging, de-snagging and final handover of KCA areas within project timelines.
- Ensure adherence to company processes, quality standards and safety requirements.

Key Skills:

- Strong expertise in finishing execution for large-scale residential/commercial projects.
- Good knowledge of common-area finishing and construction methodologies.
- Robust understanding of architectural drawings, material specifications and finishing details.
- Excellent contractor and stakeholder management skills.
- Strong planning, coordination and execution capabilities.
- Ability to manage multiple activities and contractors simultaneously.
- Strong focus on quality, timelines and attention to detail.

Preferred Candidate Profile: Candidates with 8-15 years of experience in real estate construction, particularly in large-scale residential/high-rise projects, with significant exposure to Key Common Area finishing and handover will be preferred.
