About Us

We are launching a professionally managed real estate development company in Bangalore focused on developing premium, compliant, and on-time apartment projects. Our model is end-to-end: Land Acquisition (Outright Purchase / JV / JDA), Construction, Marketing & Sales. We are looking for a seasoned leader to build and scale this company as its CEO.

Role Overview The CEO will be the P&L; head responsible for the complete lifecycle from land sourcing to project handover - including funding, approvals, construction, and sales.

Key Responsibilities

1. Land Acquisition & Business Development

- Identify and acquire prime land parcels in key Bangalore micro-markets (North, East, South Bangalore)
- Expertise in both Outright Purchase and Joint Development Agreement (JDA) / Joint Venture models - the dominant model in Bangalore
- Lead complete due diligence: Title verification, Mother deed & flow, Encumbrance Certificate (EC), BBMP/BDA Khata, revenue records, litigation check
- Structure and negotiate JDA, negotiate Joint Development ratios, and close deals with landowners

2. Project Development & Construction Management

- End-to-end execution: Feasibility, design brief, appointing architects, structural & MEP consultants, PMC and contractors
- Drive project planning, BOQ, budgeting, quality, safety and timely delivery
- Implement solid systems for cost control, progress monitoring and MIS

3. Finance, Funding & Banking Liaison

- Complete ownership of project finance: Business plan, financial modelling, cash-flow, profitability
- Liaison with Banks, NBFCs, and Funds for Construction Finance, Working Capital and Project Funding
- Get projects APF-approved by all major banks (SBI, HDFC, ICICI, Axis)

- Manage RERA designated account, escrow management, collections and investor reporting

4. Statutory Compliance & Liaisoning - Karnataka

- Ensure 100% compliance with Karnataka RERA (K-RERA), BBMP / BDA / BMRDA, BWSSB, BESCOM, Fire Force, Environment, Airport Authority
- Handle K-RERA registration, quarterly updates, audits, extensions and completion
- Oversee legal, Khata transfer, EC, betterment charges, and all plan sanctions
- Manage liaison architects, legal counsels and government departments

5. Sales, Marketing & CRM

- Develop pricing, product positioning, branding and Go-To-Market strategy for Bangalore market
- Build high-performance sales team, channel partner network and broker ecosystem
- Lead digital-first marketing, pre-launch and launch strategy to achieve sales velocity
- Oversee CRM, Agreement for Sale, demand notes, collections and customer handover

Ideal Candidate Profile

-Experience:15-20+ years in Bangalore real estate development, with at least 5 years as CEO / Director / SBU Head / VP Projects in a reputed builder group. Must have delivered 3-4 apartment projects in Bangalore end-to-end.

-Education:B.E./B.Tech Civil + MBA (Finance / Construction Management) preferred.

-Must-Have Knowledge:Strong grip on Bangalore JDA market, Title Due Diligence, K-RERA, BBMP/BDA Approval process, and Bank Finance & APF process.

-Network:Excellent network with landowners, IPCs, liaison architects, contractors, and bankers in Bangalore.

-Leadership:P&L; mindset, strong negotiator, financial acumen, and ability to build a company from scratch.
