Real Estate industry experience is mandatory
- A legal advocate for real estate layout projects manages land titles, zoning compliance, and regulatory approvals for land development.
- Real Estate Legal Advocate specializing in land parcel aggregation, plotting layouts, and regulatory approvals.
Key Responsibilities: Title Verification & Due Diligence:
- Examine parent documents, sale deeds, gift deeds, partition deeds, and revenue records (e.g., Patta, Chitta, FMB sketches, and Encumbrance Certificates). [1, 2]
- Identify title defects, existing mortgages, attachments, pending litigations, or third-party claims
Layout Approvals & Regulatory Compliance:
- Ensure adherence to zoning laws, land use restrictions, and environmental clearance norms.
Drafting & Documentation:
- Draft, vet, and negotiate land acquisition agreements, Sale Agreements, Sale Deeds,
and Joint Development Agreements (JDAs).
- Prepare public notices, relinquishment deeds, family settlement deeds, and power of attorney (POA) documents.
Liaison & Representation:
- Interface with Sub-Registrar Offices (SRO), Revenue Departments, and Village Administrative Officers (VAO) for registration and mutation processes.
- Deep knowledge of the Transfer of Property Act, Registration Act, Stamp Act, and local land revenue laws.
- Familiarity with local planning body regulations (CMDA/DTCP) and RERA frameworks.
