- Lead Manager (HO, Bengaluru) - Curated Living Solutions

Job Summary:

The Lead Manager shall be responsible for the overall coordination, management and execution of projects within the assigned region. The role involves supervising project teams, ensuring adherence to schedules, budgets and quality standards and maintaining effective communication with internal and external stakeholders. The Construction Manager reports directly to the Head of Projects.

Key Responsibilities:

1. Team Management:

● Lead, supervise and guide project teams to ensure effective performance and timely completion of assigned works.

● Allocate resources efficiently and foster a culture of teamwork, accountability and continuous improvement.

● Monitor and evaluate staff performance and provide necessary support and training.

- Progress Reporting and Budgeting:

● Prepare and submit fortnightly and monthly progress reports, work schedules and budget updates to management.

● Track project costs and ensure expenditures remain within the approved budget limits.

● Identify potential cost overruns and initiate corrective actions to maintain financial control.

- Liaison and Coordination:

● Coordinate and maintain effective communication with Consultants, Architects, Contractors and other stakeholders.

● Organize and lead coordination meetings with consultants and contractors to resolve technical, contractual and site-related issues.





● Ensure timely resolution of project-related queries and challenges to avoid delays.

- Contract Management:

● Review and manage contracts, subcontracts and agreements to ensure compliance with all contractual obligations.

● Assist in the preparation and verification of bills, variation orders and contractual correspondence with Head Office and contractors.

- Project Execution:

● Ensure that works are executed as per approved drawings, specifications and established quality and safety standards.

● Oversee and monitor site activities to ensure timely progress and adherence to project schedules.

● Implement safety and quality management systems effectively at all stages of construction.

Qualifications and Experience:

● Bachelor’s Degree in Civil Engineering or Master’s in Construction Management.

● Minimum 15 years of experience in construction project management with at least 5 years in a managerial role.

● Proven experience in handling large-scale construction projects.

● Solid knowledge of project planning, contract management and construction safety standards.

Skills and Competencies:

● Excellent leadership and team management skills.

● Strong analytical, organizational and problem-solving abilities.

● Effective communication and negotiation skills.

● Proficiency in project management software (e.g., MS Project, Primavera).

● Ability to work under pressure and meet tight deadlines.
