What this job involves

You will be ensuring that all technical services are maintained operational during your shift duty. Taking charge of entire civil assets in building, managing civil team and supporting the Mall Head / Operation Head/ your team leader for coordinating for civil issues with client and occupants. Your key deliverables will be to:

- Oversee and execute internal and external civil maintenance across all building facilities.
- Direct preventive maintenance schedules to ensure optimal operational efficiency.
- Manage repairs and restoration for floors, walls, ceilings, plasterwork, stone replacement, paint/polish touch-ups, and facade glass.
- Resolve structural issues promptly, including wall/ceiling seepage and crack repairs.
- Maintain fully functional sewerage and stormwater management systems.
- Prepare Bills of Quantities (BOM/BOQ) for civil projects and allocate tasks to the team of fitters.
- Lead the leasing and retail delivery strategy throughout the project lifecycle.
- Establish and issue key retail delivery milestones following initial stakeholder meetings.
- Facilitate on-site tenant fit-out coordination, partnering with tenant project teams to ensure delivery aligns with agreed schedules.
- Resolve tenant fit-out issues efficiently, ensuring strict compliance with mall criteria and local statutory regulations.
- Serve as the primary liaison between Landlords, Tenants, Contractors, and internal project teams.
- Support the review of tenant Architectural and MEP (Mechanical, Electrical, Plumbing) drawings against landlord regulations,



authority guidelines, and lease timelines.
- Coordinate design submittals, approval stages, and execution progress via email, phone, and video calls.
- Perform site inspections to verify that build-outs adhere strictly to approved architectural and MEP designs.
- Build and maintain collaborative relationships across all project stakeholders, responding promptly to information requests.
- Enforce strict site safety standards and ensure full compliance with occupational safety norms.
- Manage all technical records, permits, and documentation required for project closeout per company policy.
- Handle additional operational tasks and duties as assigned by leadership.

Reporting

You will be working with operations team and reporting to the Mall Head / Operation Head.

Being Analytical and Meticulous

Your role will involve coordination with various teams. You will be paying attention to detail and have excellent problem-solving skills. You will be using logic to trouble shoot problems; and assign and monitor maintenance projects. You should have a positive knowledge of the working procedures.

Qualifications

You will have a Degree in Civil OR any equivalent, with min 7-10 years of work experience in Mall Operation/ Hotel/Real Estate or Construction Industry.
