Role Purpose To lead and manage architectural design, statutory approvals and project coordination for real-estate developments, ensuring compliance with applicable regulations, design standards, quality, timelines and project requirements.

Key Responsibilities

- Lead architectural design and development of commercial and mixed-use projects from concept through execution.

- Prepare, review and approve architectural drawings, plans, specifications and design documentation.

- Coordinate with structural, MEP, landscape, interiors, planning, project management and other consultants.

- Liaise with statutory authorities and manage architectural approvals, permissions and NOCs.

- Ensure compliance with DCPR 2034, NBC, UDCPR, local development regulations, municipal requirements and other applicable statutory provisions.

- Review consultant drawings and ensure design intent is maintained through execution.

- Conduct design reviews, identify discrepancies and provide timely technical solutions.

- Coordinate with project teams and site personnel on architectural and construction-related matters.

- Monitor design deliverables, timelines and quality across multiple projects.

- Evaluate design proposals, materials, finishes and value-engineering opportunities.

- Support tender documentation, BOQs,



technical specifications and contractor/consultant evaluations.

- Ensure proper documentation and maintenance of architectural drawings, revisions and approvals.

- Provide technical guidance to junior architects and design team members.

Statutory & Liaison Responsibilities

- Act as the Registered/Licensed Architect for projects, wherever applicable.

- Prepare, sign and submit drawings/documents as required by the relevant statutory authorities.

- Coordinate with BMC/MCGM and other government authorities for approvals and permissions.

- Track approval status and resolve architectural/statutory queries in coordination with consultants and internal stakeholders.

Qualifications & Experience

- B.Arch. from a recognised institution.

- Valid registration with the Council of Architecture (COA).

- 1020 years of relevant experience, preferably with a real-estate developer/architectural consultancy.

- Strong experience in commercial or mixed-use developments.

- Sound knowledge of DCPR 2034, BMC/MCGM processes, development permissions and statutory approvals.

- Proficiency in AutoCAD and relevant architectural/design software.

- Robust coordination, communication, problem-solving and project management skills.
