About OneCrest Infra

OneCrest Infra develops commercial and mixed-use real estate across Delhi NCR and North India. We acquire land, build, lease to corporate occupiers, and sell the completed pre-leased assets to investors. Our portfolio includes multiple Commercial and Healthcare developments mainly in North India .

Every one of those transactions runs on paper — title chains, land records, agreements to sell, lease deeds, contractor agreements. This role is the in-house owner of that paper.

What This Role Actually Is

This is a property-focused role, not a general corporate compliance job. You will spend most of your time reading land records, assembling document sets, drafting agreements, and coordinating with our external counsel.

Formal title opinions on acquisitions are issued by our external law firm. Your job is to do the first pass — pull and read the records, build the chain, spot the obvious problems early so we do not waste time and fees on a bad plot, and give external counsel a clean, complete file to work from. You will also draft and manage the bulk of our routine documentation in-house.

You will work directly with the Chairman and with our project, finance, and site teams.

What Your Ideal Day Would Look Like

- Collect, organise, and read the property document set for land and built properties we are evaluating — revenue records, prior deeds, approvals, mutation entries
- Build the chain of title and prepare a first-pass internal note flagging gaps, encumbrances, pending litigation, and missing documents
- Identify obvious deal-breakers early and escalate them before we spend further time or money on a site
- Prepare the complete file for external counsel, brief them clearly, and follow through on their queries until the title opinion is issued
- Draft and review Agreements to Sell, Sale Deeds, MOUs, and Development Agreements using firm-approved formats — from both buyer and seller side
- Draft and review lease deeds for corporate tenants: lock-in, escalation, security deposit, fit-out, exit and renewal terms




- Draft and review contractor agreements, works contracts, consultancy agreements, and vendor documentation
- Handle stamp duty computation, registration, and coordination at Sub-Registrar offices across Haryana, Delhi, and Punjab
- Track regulatory approvals and filings — CLU, licences, HRERA, mutation, EDC/IDC — and keep a live status sheet
- Support legal notices, recovery correspondence, and dispute matters under the guidance of external counsel
- Maintain an organised, retrievable record of every contract, deed, notice, approval, and ongoing matter
- Visit tehsil record rooms, Sub-Registrar offices, and project sites when required

Eligibility

Education

- LLB from a recognised institution
- Enrolment with a State Bar Council preferred (helpful for searches and vakalatnamas, not mandatory)

Experience

- 2–4 years in property, real estate, or construction legal work — with a developer, a real estate group's in-house team, or a firm with a property practice
- Hands-on exposure to title document review and property transaction drafting. General corporate or litigation experience alone will not be a fit.

Must-Have Skills

Land Records and Title

- Ability to read and interpret Revenue records: jamabandi, fard, mutation (intkal), khasra–khatauni, aks shajra, girdawari
- Working knowledge of Delhi/NCR property documentation: conveyance deeds, GPA/SPA chains and their limitations, freehold vs leasehold, L&DO; and DDA processes, MCD mutation
- Ability to trace a chain of title across successive transfers and identify breaks, gaps, and unexplained transfers
- Ability to obtain and read encumbrance certificates and run Sub-Registrar index searches

Regulatory - Haryana and NCR

- Working familiarity with all the Authorities including DDA, Noida Authority,



the Haryana Development and Regulation of Urban Areas Act, 1975 — licensing, CLU, EDC/IDC
- Working familiarity with HRERA registration, disclosures, and ongoing compliance
- Basic understanding of DTCP approvals and building plan sanction processes

Drafting and Documentation

- Excellent written English. You will draft documents that go to institutional buyers, banks, and corporate tenants. Grammar, clause construction, and precision are non-negotiable and will be tested.
- Ability to draft a complete agreement from a standard format and adapt it accurately to the facts of the deal
- Sharp eye for clauses, risks, ambiguity, and inconsistency in documents drafted by the other side
- Stamp duty and registration procedure across Haryana and Delhi

Working Style

- Organised and reliable — you will be the single point of custody for our documentation
- Able to run a matter to completion and follow up with external counsel without being chased
- Comfortable raising a concern early rather than discovering it late
- Willing to travel within NCR and to Punjab for site and record-room work

What Will Make You Stand Out

- Experience on the seller side of pre-leased or investment-grade asset sales
- Experience in the know-how of working online with the Govt portals
- Experience in Lease deeds, sale deeds , ATS and other drafts
- Prior work on due-diligence in Delhi/NCR
- Experience with hospital, hotel, or retail chain occupier lease deeds
- Prior work on land aggregation or acquisition from multiple co-owners or legal heirs
