Job Overview:

As a Land Acquisition Specialist you will own the entire property research and outreach pipeline for a scaling home builder. From identifying viable vacant lots on county GIS systems to tracking down property owners and managing ongoing mail campaigns, you'll be the engine behind their land acquisition strategy. This role combines detective work, database management, and campaign execution—giving you full ownership of a mission-critical function that directly fuels the company's growth.

Schedule: Remote, Full Time, Flexible during Mountain Time Business hours.

Responsibilities:

- Search county GIS websites across five counties to identify vacant lots suitable for home construction.
- Extract database property details including ownership, address, APN, and parcel information into organized spreadsheets.
- Research property owners using Secretary of State websites, social media platforms (LinkedIn, Facebook, Instagram), and tools like TruthFinder to locate contact information.
- Track down phone numbers and email addresses for individual owners and LLC members through multi-source online research.
- Set up and manage automated direct mail campaigns that send initial outreach letters immediately upon property identification.
- Maintain a tickler system to trigger follow-up mailers with different messaging every 30 days
- Create and maintain organized Google Earth KMZ files with pinned property locations, folders, and all relevant research data.
- Send updated Google Earth files to leadership on a regular basis for strategic planning.

Requirements:

- Proven experience with online research and data gathering across multiple public websites.
- Strong organizational skills with the ability to manage databases,



tracking systems, and recurring tasks.
- Comfortable navigating county GIS systems, Secretary of State portals, and public records databases.
- Active and functional social media accounts (LinkedIn, Facebook, Instagram) for research purposes.
- Proficiency in Microsoft Excel for data entry and database management.
- Experience with Google Earth, including creating pins, folders, and managing KMZ files.
- Ability to work independently and complete multiple research tasks per hour with accuracy.
- Excellent time management skills and ability to meet daily task completion expectations.
- Bonus: if you have experience in real estate, property research, or land acquisition.
- Bonus: if you're familiar with property ownership structures, LLCs, and entity research.
- Nice to have: It helps if you've worked with automated mailing platforms or direct mail campaign tools.
