Role & responsibilities :

Business Development & Market Research

- Identify and evaluate potential land parcels and expansion opportunities through market research and site assessments.
- Conduct feasibility studies, zoning and DCPR compliance checks, pricing analysis, and market benchmarking.
- Track rental trends, infrastructure developments, competitor activity, and policy changes across target micro-markets.
- Prepare project feasibility reports, investment notes, and business case presentations for management.

Deal Sourcing & Negotiation

- Build and maintain a strong network of brokers, aggregators, landowners, and industry stakeholders.
- Source acquisition and redevelopment opportunities through market relationships and referrals.
- Lead commercial negotiations with landowners, brokers, and developers.
- Structure transactions including outright purchase, lease, Joint Venture (JV), and Joint Development Agreement (JDA) models.

Due Diligence & Coordination

- Manage legal, technical, financial, and commercial due diligence processes.
- Coordinate with legal advisors, architects, surveyors, valuation consultants, and other external agencies.
- Liaise with internal teams including legal, finance, design,



and project management to ensure seamless execution
- Maintain property trackers, transaction databases, and documentation throughout the acquisition lifecycle.

Financial & Commercial Evaluation

- Perform land cost analysis and project viability assessments.
- Evaluate investment opportunities using financial metrics such as IRR, ROI, project cash flows, and deal structuring.
- Support senior management in investment decisions through detailed commercial analysis.

Preferred candidate profile : Candidates with experience in any of the following will be preferred:

- Real estate developers.
- International Property Consultants (IPCs) such as property advisory firms.
- Project Management Consultants (PMCs).
- Architecture or planning firms with strong commercial exposure.
- Professionals with an established broker network and in-depth knowledge of the local real estate market.

Candidates from adjacent industries with solid analytical capabilities, commercial acumen, excellent Excel skills, and the willingness to build a career in real estate business development are also encouraged to apply.
