Job Summary

We are looking for a BMS Project & Commissioning Engineer responsible for the execution, programming, testing, commissioning, and handover of Building Management System projects. The candidate should have positive knowledge of HVAC controls, DDC controllers, field devices, communication protocols, graphics, and BMS software.

Key Responsibilities

1. Project Execution

- Review BMS drawings, BOQ, IO summary, control philosophy, and approved technical documents.
- Coordinate with project managers, consultants, MEP contractors, HVAC teams, and other system vendors.
- Plan and execute BMS installation activities as per project requirements.
- Verify DDC panel installation, controller wiring, field device installation, and network connectivity.
- Prepare and update project documentation including IO summary, point schedules, panel details, and as-built drawings.

2. BMS Programming

- Develop and modify BMS/DDC control logic as per approved sequence of operation.
- Configure AI, AO, DI, and DO points.
- Configure alarms, schedules, trends, interlocks, and setpoints.
- Develop and modify BMS graphics and dashboards.

3. Commissioning

- Carry out point-to-point testing from field devices to DDC controllers.
- Verify sensor readings, actuator operation, status feedback,



and command signals.
- Test control sequences and equipment interlocks.
- Perform functional testing of AHU, FCU, VAV, pumps, fans, and other HVAC systems.
- Troubleshoot communication and field-level issues.
- Carry out integration testing with third-party systems.

4. Communication & Integration

- Knowledge of BACnet/IP, BACnet MS/TP, Modbus RTU, Modbus TCP/IP.
- Configure and troubleshoot RS485 and Ethernet networks.
- Integrate third-party equipment.
- Verify third-party point lists and communication mapping.

Required Technical Skills

- Good knowledge of DDC controllers and control panels.
- Understanding of AI/AO/DI/DO points.
- Knowledge of temperature, humidity, pressure, differential pressure, and flow sensors.
- Understanding of 0-10 V, 4-20 mA, RTD/NTC signals.
- Knowledge of BMS networking and IP addressing.
- Ability to read BMS architecture, schematic, and wiring drawings.
- Ability to troubleshoot hardware, software, communication, and field issues.
