Job Summary

The General Manager (Projects & Operations) shall be responsible for the overall planning, execution, monitoring, and successful completion of construction and redevelopment projects. The role involves project management, estimation, budgeting, tendering, contract administration, stakeholder management, business development, profitability management, and leadership of multidisciplinary teams. The incumbent shall ensure that projects are completed within approved timelines, budgets, quality standards, and statutory requirements while contributing to the growth and profitability of the organization.

Key Responsibilities

- Project Planning & Execution

Lead end-to-end project planning, execution, monitoring, and handover activities.

Develop project schedules, milestones, resource allocation plans, and execution strategies.

Monitor project progress and implement corrective actions wherever required.

Ensure timely completion of projects within budget and quality parameters.

Review project performance and prepare periodic reports for management.

- Estimation, Budgeting & Billing

Prepare and review project estimates, BOQs, budgets, and cost plans.

Validate quantities, rates, vendor quotations, and project costs.

Monitor project expenditure and implement cost-control measures.

Oversee client billing, contractor billing, certification, and cash flow management.

Ensure project profitability through effective financial planning and control.

- Tendering & Contract Management

Supervise preparation of tender documents and bid submissions.

Conduct techno-commercial evaluations of vendors and contractors.

Negotiate and finalize contracts, work orders, and commercial terms.





Monitor contractual obligations and ensure compliance by all stakeholders.

Resolve contractual disputes and commercial issues.

- Vendor & Procurement Management

Develop and maintain a reliable vendor and contractor network.

Evaluate vendor performance and negotiate procurement terms.

Ensure timely procurement of materials and services.

Monitor procurement schedules to support project timelines.

- Redevelopment & Liaisoning

Manage redevelopment projects from feasibility to project completion.

Coordinate approvals and permissions with statutory authorities.

Liaise with government departments, consultants, societies, trustees, and stakeholders.

Ensure compliance with all applicable laws, regulations, and approval requirements.

- Operations & Profitability Management

Ensure efficient utilization of manpower, machinery, and resources.

Monitor operational performance and productivity across projects.

Identify opportunities for process improvement and cost optimization.

Drive profitability and sustainable business growth.

- Quality, Safety & Compliance

Ensure implementation of Quality Assurance and Quality Control procedures.

Monitor adherence to safety standards and statutory regulations.

Conduct audits and compliance reviews.

Ensure all projects comply with contractual, legal, and regulatory requirements.

- Team Leadership & People Management

Lead, mentor, and develop project teams.

Allocate responsibilities and monitor team performance.

Conduct performance reviews and training initiatives.

Promote teamwork, accountability, and a high-performance culture.





- Client & Stakeholder Management

Build and maintain robust relationships with clients, consultants, contractors, and business partners.

Conduct project review meetings and progress discussions.

Resolve technical, commercial, and operational issues.

Ensure high levels of customer satisfaction and stakeholder confidence.

Educational Qualifications

Bachelor's Degree in Civil Engineering (Mandatory)

Master's Degree / MBA / Construction Management (Preferred)

PMP, NICMAR, or equivalent professional certification will be an added advantage.

Experience

Minimum 15 years of experience in Construction, Redevelopment, Project Management, Estimation, Billing, Tendering, and Contract Management.

Proven experience in handling large-scale residential, commercial, industrial, or redevelopment projects.
