Key Responsibilities

- Conduct title searches and legal due diligence of land and properties.
- Examine title deeds, sale deeds, development agreements, 7/12 extracts, property cards, mutation entries, encumbrance certificates and other property records.
- Identify title defects, encumbrances, disputes, mortgages and other legal risks.
- Draft, review and vet:
- Agreements for Sale
- Sale Deeds / Conveyance Deeds
- Development Agreements
- Joint Development Agreements
- Lease / Leave & License Agreements
- MoUs
- Power of Attorney
- Indemnity Bonds and Undertakings
- Vendor / Contractor Agreements

- Handle property registration, stamp duty and documentation matters.
- Ensure compliance with RERA and applicable property laws.
- Coordinate with Sub-Registrar offices, municipal authorities, revenue departments and other government authorities.
- Prepare legal opinions, title reports and due-diligence reports.
- Handle and respond to legal notices relating to property and contractual matters.
- Coordinate with external advocates and assist in civil, consumer, RERA and property-related litigation.
- Review customer, vendor, broker and other commercial agreements from a legal-risk perspective.
- Provide legal advice to management and internal teams on real estate transactions.




- Maintain proper records of agreements, title documents, notices, litigation and other legal mattersRole & responsibilities

Preferred candidate profile

Candidate Requirements

- LL.B. / LL.M. from a recognized university.
- Valid Bar Council enrollment.
- 34 years of relevant experience in Real Estate / Property Law.
- Solid knowledge of:
- RERA
- Transfer of Property Act
- Registration Act
- Stamp laws
- Contract Law
- Maharashtra property/revenue laws, if the role is in Maharashtra

- Hands-on experience in property documentation and title verification.
- Strong legal drafting and contract-review skills.
- Good communication and negotiation skills.
- Ability to independently handle multiple assignments and meet deadlines.
- Proficiency in MS Office and legal documentation.

Preferred Experience

Candidates who have worked with a real estate developer, builder, construction company, property consultancy, or law firm handling real estate matters will be preferred. Current Pune real-estate legal roles similarly emphasize documentation, RERA, title verification, government liaison, and redevelopment/property matters. J
