Key Responsibilities & Duties1. Soft Services & Security Management
Supervise daily housekeeping staff to ensure high standards of cleanliness across all common areas, corridors, parking, and amenities.
Monitor security personnel, shift timings, gate entries, visitor logs, and overall security protocols.
Coordinate pest control schedules and waste management systems for the entire building.
Technical Maintenance & Hard Services
Oversee regular electrical, plumbing, and mechanical maintenance and resolve issues promptly.
Assign the right skilled technician or worker to specific repairs and ensure quick resolution.
Monitor critical equipment including DG (Diesel Generator) sets, diesel stock/consumption logs, water treatment plants (STP/WTP), elevators, and fire safety systems.
Vendor & AMC Management
Coordinate with AMC (Annual Maintenance Contract) vendors for elevators, DG sets, CCTV, STP, and transformers to ensure timely servicing.
Liaise with external service providers and contractors for specialized repairs, getting quotes, and supervising work execution.




Documentation & Record Keeping
Maintain updated History Cards for all major machinery and equipment.
Keep accurate records, statutory documents, vendor contracts, service reports, and daily movement registers.
Maintain daily work logs, task checklists, and update status on communication platforms (WhatsApp/App chats) regularly.
Staff Scheduling & Operations
Manage duty rosters, attendance, leave schedules, and replacement coverages for facility staff (cleaners, plumbers, electricians, security).
Ensure smooth shift handovers and uninterrupted site coverage.
Management & Association Liaison
Act as the primary point of contact for the Resident Welfare Association (RWA) / Management.
Listen to association/resident queries, track complaints, and escalate key issues to management promptly.
Submit regular operational reports (daily/weekly/monthly) to management.
