ABOUT THE OPPORTUNITY

Radhey Homes is commencing the planning and development of an upcoming 12.5-acre plotted township in Raipur.

We are looking for an experienced Project Development Manager who can represent the promoters and coordinate the project from feasibility and planning through statutory approvals, infrastructure planning and development mobilisation.

This is not solely a site-engineering or liaison position. The candidate must understand plotted-township planning, project economics, land-development approvals, layout optimisation and multidisciplinary consultant coordination.

KEY RESPONSIBILITIES

- Coordinate architects, urban planners, surveyors, advocates, approval consultants and infrastructure consultants
- Evaluate alternative township layouts for saleable area, plot mix, marketability and statutory compliance
- Verify land surveys, boundaries, levels, access, khasra details and area statements
- Review plot dimensions, orientation, road hierarchy, open spaces, amenities, EWS/LIG provisions and other planning requirements
- Coordinate land diversion, layout approval, RERA registration and other applicable statutory approvals
- Review infrastructure proposals for roads, drainage, water supply, sewerage, electrification, landscaping and external development
- Review quantities, cost estimates, development budgets and project feasibility
- Prepare project schedules and closely monitor consultant submissions, approvals and deliverables
- Coordinate between promoters, consultants, authorities, contractors and the sales team
- Identify planning, approval, technical,



legal and commercial risks at an early stage
- Submit structured progress reports and recommendations directly to the promoters

REQUIRED EXPERIENCE AND QUALIFICATIONS

- 7-12 years of relevant skilled experience
- Civil Engineering, Architecture, Urban Planning or a related qualification
- Demonstrable experience in plotted development, township planning, land development or owner-side real-estate development
- Practical knowledge of layout planning, area calculations, development regulations, RERA and government approvals
- Ability to review master plans, layouts, surveys, drawings, area statements, estimates and project schedules
- Strong consultant-management, negotiation, documentation and coordination skills
- Working knowledge of AutoCAD, Excel and project reporting
- Willingness to work full-time from Raipur and visit government offices and the project site whenever required

WHO SHOULD APPLY

Candidates who have personally handled plotted townships, residential layouts, land-development projects or similar real-estate developments.

Candidates currently working as Development Manager, Township Project Manager, Planning Manager, Real Estate Project Manager, Land Development Manager, Senior Architect or Senior Civil Engineer with relevant township experience may apply.

Candidates whose experience is limited exclusively to building construction or routine site supervision may not be suitable for this position.
