At Hatigen, we are expanding our offshore property operations team and looking for an experienced Property Performance & Automation Specialist to manage and improve the performance of our UK-based HMO, Serviced Accommodation and Short-Term Let portfolio.

This is a hands-on property management role with a strong focus on increasing occupancy and revenue, improving direct and repeat bookings, maintaining HMO compliance, and automating manual operational processes.

You will work closely with our UK-based property manager and take ownership of the day-to-day remote management and performance of the portfolio.

Role & responsibilities

Short-Term Let & OTA Management

- Must have hands-on experience managing properties across Airbnb, Booking.com, Expedia, Vrbo and Agoda
- Manage listings, calendars, availability, rates and booking restrictions across all platforms
- Continuously optimise listings to improve search visibility, conversion rates and occupancy
- Monitor competitor pricing, local events, seasonal demand and booking trends
- Identify vacant/low-performing dates and implement strategies to generate bookings
- Prevent double bookings and ensure calendar/rate consistency across platforms
- Manage guest enquiries, booking amendments, cancellations, refunds and platform cases
- Coordinate guest check-ins, check-outs and property readiness

Revenue, Occupancy & Direct Bookings

- Take ownership of improving occupancy and overall portfolio revenue
- Monitor occupancy, ADR, RevPAR, booking lead time, cancellation rates and revenue
- Develop strategies to increase direct bookings and reduce dependency on OTAs
- Build and maintain relationships with previous guests to generate repeat bookings
- Attract corporate, contractor, business and long-stay customers
- Identify opportunities to convert OTA customers into repeat/direct customers where permitted
- Maintain a database of previous/direct customers and proactively generate repeat business
- Analyse individual property performance and recommend actions for underperforming properties

HMO & Long-Term Tenant Management

Some properties within the portfolio operate as HMOs, so the successful candidate will also support HMO operations.

- Ensure all required HMO and property compliance documentation is in place, organised and monitored
- Maintain a compliance tracker and flag upcoming renewals/expiries




- Coordinate with the UK property manager to arrange inspections, certificates and required compliance activities
- Monitor room occupancy and upcoming tenant move-outs
- Advertise vacant HMO rooms and manage enquiries from prospective tenants
- Coordinate viewings with the on-site UK team
- Support new tenant onboarding whenever rooms become vacant
- Ensure required tenant documentation is collected and properly maintained
- Coordinate move-in and move-out processes
- Maintain accurate tenant and room occupancy records
- Monitor and validate rent collections, identify missing/late payments and escalate discrepancies
- Maintain clear rent collection and arrears reports

Repairs, Maintenance & Tradespeople

- Receive and track maintenance issues reported by guests, tenants or the property manager
- Arrange appropriate tradespeople/contractors as and when required
- Obtain quotes where necessary and coordinate appointments
- Follow up with tradespeople until repairs are completed
- Maintain records of maintenance costs, invoices and completed works
- Prioritise urgent issues that could affect guests, tenants, compliance or future bookings
- Coordinate closely with the UK-based property manager for physical access and inspections

Reviews & Guest Experience

- Monitor reviews across all online booking portals, including Airbnb, Booking.com, Expedia, Vrbo and Agoda
- Respond appropriately to guest reviews and feedback
- Identify recurring complaints and work with the property manager to resolve root causes
- Track property ratings and review trends
- Implement improvements to achieve stronger guest satisfaction and ratings
- Encourage satisfied guests to return and become repeat/direct customers

Automation & Process Improvement

A major part of this role is reducing unnecessary manual administration.

- Identify repetitive manual property-management processes and automate them
- Automate guest communications, booking administration,



reporting and operational workflows
- Improve cleaning and maintenance coordination through structured systems
- Automate reminders for compliance renewals, rent collection and operational activities
- Create SOPs, templates, checklists and standard workflows
- Implement dashboards for real-time monitoring of occupancy, revenue, rents, reviews, maintenance and compliance
- Continuously identify opportunities to make the portfolio more efficient, scalable and less dependent on manual intervention

Preferred candidate profile

- UK property management experience is mandatory
- Minimum 3+ years' experience in UK Property Management, Serviced Accommodation, HMOs or Short-Term Lets
- Must have hands-on experience with Airbnb, Booking.com, Expedia, Vrbo and Agoda
- Experience managing multiple properties/listings simultaneously
- Good understanding of UK HMO operations and compliance requirements
- Experience with tenant onboarding, rent monitoring and room management
- Experience coordinating cleaners, maintenance teams and tradespeople
- Strong understanding of short-term rental pricing and revenue optimisation
- Ability to demonstrate previous success in increasing occupancy and property revenue
- Experience generating direct and repeat bookings
- Strong Excel / Google Sheets / dashboard and analytical skills
- Experience with PMS, channel managers, dynamic pricing and automation tools is highly desirable
- Robust systems-thinking and automation mindset
- Excellent communication and problem-solving skills
- Commercial mindset focused on revenue, occupancy, profitability and guest satisfaction

Role Details

Fully Remote | Offshore
UK Shift: 1:00 PM 9:30 PM IST
Full-Time | Long-Term Engagement
Weekend availability required | Mid-week days off

Salary: 40,000 55,000 per month, depending on experience, skills and performance
