Senior Quantity Surveyor - Residential and Commercial Projects

Job Summary:

Leading Construction Company in Nungambakkam, Chennai hiring Senior Quantity Surveyor with 15+ years experience in quantity estimation, rate analysis and billing for high end residential and commercial building projects. Must be from BOQ based contracting company or PMC background. Infra and property development background not suitable.

Required Skills & Competencies - Must Have:

1. Solid knowledge of quantity estimation and measurement including BBS - Bar Bending Schedule - Checking and preparation

2. Proficiency in rate analysis for tendering, estimation and costing

3. Good understanding of current Chennai material and labour market rates - Cement, Steel, Finishing, MEP

4. Ability to independently source and validate market information relevant to tenders and costing

5. Strong reconciliation skills to verify and substantiate client claims - Steel, Cement, Concrete reconciliation

6. Good communication skills to explain rates, quantities and billing details clearly to client, consultant and management

7. Ability to manage multiple project billing requirements with accuracy and strict timelines - Commercial and Residential

8. Experience in client billing, subcontractor billing, variation claims and cost control





Software Skills - Mandatory:

- AutoCAD - For quantity take-off and drawing understanding

- MS Office - Excel Advanced - VLOOKUP, Pivot, Cost Sheets

- MS Project - For preparing basic tender schedules and billing trackers

Preferred Industry Background - Only These:

- Contracting companies operating on a BOQ-based model for buildings - High Rise, Apartments, Villas, Commercial Complexes

- Project Management Consultancy PMC companies handling residential and commercial buildings

Interview Process - 3 Rounds:

Round 1: HR Interview - Profile screening and salary discussion

Round 2: Technical Test - Practical test covering quantity take-off, rate analysis, reconciliation and identification of errors in work done / BBS

Round 3: Final Interview with MD at Nungambakkam office
