JOB DESCRIPTION: PROPERTY MANAGER

About the Role

M/s. Somayaji Estates (P) Ltd. is seeking a dynamic, result-oriented Property Manager to lead the operational transition and management of the iconic Central Market Building Project in Mangalurua landmark Joint Venture / Public-Private Partnership (PPP) project executed on a Design, Build, Finance, Operate, and Transfer (DBFOT) model in coordination with the Mangalore City Corporation (MCC) and Mangaluru Smart City Limited (MSCL).

The incumbent will oversee the final stage construction completion, handover activities, day-to-day site execution, facility management, safety, cleanliness, security, and administrative operations.

Position Overview

- Position Title: Property Manager
- Location: Central Market Building, Mangaluru
- Reporting To: Managing Director, M/s. Somayaji Estates (P) Ltd.
- Direct Reports: Site Engineers, Construction Team, Marketing & Leasing Executives, Security Staff, Housekeeping & Maintenance Personnel.

Key Candidate Profile & Qualifications

- Experience: 6 to 8 years of relevant experience in Commercial Real Estate Operations, Site Management, or Facility Management.
- Educational Background: Bachelors Degree/Diploma in Civil Engineering, Construction Management, or General Management discipline.
- Technical Knowledge: Strong technical understanding of building construction, finishing works, MEP (Mechanical, Electrical, Plumbing) systems, and structural maintenance.
- Management Skills: Proven leadership and delegation skills to manage cross-functional teams (engineering, safety, security, marketing).
- Communication & Negotiation: Fluency in Kannada and English (Tulu is an added advantage)



with strong interpersonal skills to coordinate between government bodies (MCC/MSCL), tenants, and corporate management.

Roles & Responsibilities

1. Final Stage Construction & Project Completion Oversight

- Direct and monitor the remaining execution tasks on-site, focusing on civil finishing, services commissioning, fit-outs, and quality assurance.
- Act as the technical liaison between project engineers, contractors, vendors, and upper management to ensure timely completion without cost overruns.
- Manage transition and handover procedures, including the demarcation and handing over of the designated space to the Mangalore City Corporation (MCC) as per PPP lease terms.

2. General Management & Operational Leadership

- Team Delegation & Leadership: Direct, delegate, and supervise daily targets for the on-site team managing construction, maintenance, and commercial marketing operations.
- Reporting: Report directly to the Managing Director of M/s. Somayaji Estates (P) Ltd., presenting regular progress reports, budget tracking, risk assessments, and operational metrics.
- PPP Liaison: Maintain transparent channels of communication and coordination with Mangalore City Corporation (MCC) authorities and project consultants.

3. Cleanliness, Hygiene & Housekeeping Management

- Total Hygiene Oversight: Maintain total ownership of the overall cleanliness, sanitation,



and waste management systems of the entire complex.
- Vendor & Service Management: Deploy and manage third-party housekeeping agencies, establishing SLA standards for deep cleaning, common area upkeep, and daily waste collection/segregation.
- Organize monsoon readiness, drainage maintenance, and pest control schedules tailored to commercial market standards.

4. Security, Safety & Risk Prevention

- Total Safety & Security Ownership: Implement strict 24/7 security protocols, access control, and CCTV monitoring across all floors, common areas, and parking facilities.
- Fire & Life Safety (FLS): Ensure strict compliance with fire safety norms, regular maintenance of fire alarm/fighting systems, conduct safety drills, and obtain necessary statutory clearances.
- Traffic & Parking Coordination: Oversee organized vehicle movement and basement parking operations within the commercial complex.

5. Marketing & Commercial Operations Support

- Coordinate with the internal marketing team to support retail tenant onboarding, lease administration, and shop allocations.
- Supervise tenant fit-out guidelines to ensure structural integrity and building aesthetics are strictly preserved during occupant move-ins.

Key Performance Indicators (KPIs)

1. On-time delivery and completion of final-stage construction activities.
2. Zero major safety, fire, or security incidents on site.
3. High standards of hygiene and maintenance measured through regular audits.
4. Smooth handover/demarcation coordination with MCC/MSCL as per PPP guidelines.
5. Effective team utilization and resolution of tenant/stakeholder grievances.
