RESPONSIBILITIES

* Establish and maintain standardized technical service manuals, SOPs,
specifications, and maintenance frameworks across all Group locations.
* Define uniform standards for HVAC, Electrical, Plumbing, Fire & Life Safety,
Building Management Systems (BMS), DG Sets, Elevators, and other critical
assets.

Drive IFM Standardization Initiatives
* Lead implementation of standardized technical operating models across
business units and project sites.
* Ensure consistency in maintenance practices, service levels, staffing models,
and asset management processes.

Technical Governance & Compliance
* Develop governance mechanisms to monitor compliance with approved technical
standards.
* Conduct periodic audits and assessments to identify gaps and drive corrective
actions.
* Ensure adherence to statutory, regulatory, environmental, and safety
requirements.

Asset Lifecycle Management
* Define asset performance standards, maintenance strategies, and lifecycle
replacement frameworks.
* Establish preventive, predictive, and condition-based maintenance programs to




improve asset reliability and uptime.

CAPEX & Technical Project Support
* Provide technical guidance for recent facility developments, fit-outs,
renovations, and infrastructure upgrades.
* Review and approve technical specifications, designs, equipment selection,
and engineering standards.

Vendor & AMC Standardization
* Develop standard technical scopes of work, service specifications, SLAs, and
KPIs for technical service partners.
* Standardize AMC frameworks, technical contracts, and performance evaluation
methodologies.

Performance Monitoring & Analytics
* Establish group-wide technical service KPIs, dashboards, and reporting
mechanisms.
* Analyze operational performance, energy consumption, asset reliability, and
maintenance costs to identify improvement opportunities

Cost Optimization & Efficiency Enhancement
* Drive initiatives for maintenance cost optimization, energy efficiency,
utility savings
