UniLiv is looking for an experienced and highly accountable Unit Lead to take complete ownership of the day-to-day operations, resident experience, team performance, and overall service delivery of an assigned co-living property.
The Unit Lead will be responsible for ensuring that the property operates smoothly, residents receive a premium hospitality experience, operational issues are resolved within defined timelines, and all teams work together effectively.
The ideal candidate should be a strong people manager, an excellent communicator, and someone who can independently manage a property while maintaining high standards of service, discipline, hygiene, safety, and resident satisfaction.
Key Responsibilities
1. Unit Operations
- Take complete ownership of day-to-day operations of the assigned property/unit.
- Ensure smooth functioning of Front Office, Housekeeping, Maintenance, Security, F&B;, and other operational functions.
- Monitor property readiness, cleanliness, hygiene, safety, and overall service standards.
- Ensure all operational SOPs are followed consistently.
- Conduct regular property inspections and identify areas requiring improvement.
- Ensure the property remains guest-ready and resident-ready at all times.
2. Resident Experience & Relationship Management
- Take ownership of the overall resident experience throughout the resident lifecycle.
- Build strong relationships with residents through regular interactions and engagement.
- Act as the escalation point for critical resident complaints and concerns.
- Ensure resident requests and complaints are resolved within defined TATs.
- Conduct regular resident feedback sessions and proactively address recurring concerns.
- Maintain high standards of hospitality, grooming, communication, and service etiquette.
3. Team Management & Leadership
- Lead and manage the property operations team effectively.
- Set clear expectations, allocate responsibilities, and monitor team performance.
- Prepare and manage team rosters to ensure adequate operational coverage.
- Conduct regular team briefings and performance reviews.
- Train and coach team members on SOPs, customer service, and operational standards.
- Ensure discipline, attendance, grooming, and qualified conduct across the team.
- Identify performance gaps and take corrective action wherever required.
4. Cross-Functional Coordination
- Coordinate closely with Front Office, Housekeeping, Maintenance, Security, Kitchen, Pantry, Sales, and Central Operations teams.
- Ensure resident requests are assigned to the appropriate team and followed through to closure.
- Monitor pending operational issues and ensure timely resolution.
- Escalate critical operational concerns to the Operations/Property Manager.
- Ensure seamless coordination during move-ins, move-outs, events, inspections, and special requirements.
5. Property Maintenance & Infrastructure
- Monitor the overall condition and upkeep of the property.
- Ensure maintenance complaints are tracked and resolved within defined timelines.
- Conduct regular checks of rooms, common areas, facilities, and equipment.
- Coordinate preventive and corrective maintenance activities.
- Ensure common areas, recreational spaces, and resident facilities remain operational and well-maintained.
- Identify recurring maintenance issues and recommend long-term solutions.
6. Housekeeping & Hygiene
- Ensure high standards of cleanliness and hygiene across the property.
- Monitor housekeeping schedules, room readiness, common-area cleaning, and deep-cleaning activities.
- Conduct regular quality checks and address gaps immediately.
- Ensure housekeeping teams follow defined SOPs and service standards.
- Coordinate with the housekeeping team for move-ins, move-outs, inspections, and special cleaning requirements.
7. Food & Beverage Operations
- Coordinate with Kitchen and Pantry teams to ensure smooth meal service.
- Monitor buffet presentation, hygiene, cleanliness, replenishment, and overall dining experience.
- Address resident feedback related to food quality and service.
- Coordinate F&B; arrangements for resident events, festivals, and special occasions.
- Ensure dining areas remain clean, organized, and resident-ready.
8. Resident Engagement & Community Building
- Plan and execute resident engagement activities and community events.
- Encourage resident participation and create a positive community environment.
- Coordinate celebrations, festivals, workshops, and other resident initiatives.
- Support property-level marketing and branding activities.
- Identify opportunities to improve resident engagement and retention.
9. Administration, MIS & Compliance
- Maintain accurate property-level operational records and documentation.
- Review occupancy, move-in, move-out, complaint, maintenance, and other operational reports.
- Ensure all daily/weekly/monthly MIS is accurate and submitted within timelines.
- Monitor operational expenses and ensure resources are utilized efficiently.
- Maintain confidentiality of resident and company information.
- Ensure property audit readiness and compliance with company SOPs.
10. Safety & Security
- Ensure compliance with security, visitor management, fire safety, and emergency response protocols.
- Coordinate effectively during emergencies and critical incidents.
- Conduct regular checks to identify potential safety risks.
- Ensure security personnel follow defined protocols.
- Escalate major safety or compliance concerns immediately to the relevant management team.

Eligibility Criteria
- Graduate in Hotel Management, Hospitality Management, Business Administration, or a related field preferred.
- 3–6 years of relevant experience in property operations, hospitality, co-living, serviced apartments, hotels, or residential communities.
- Prior experience managing a property/unit or leading a frontline operations team will be strongly preferred.
- Strong verbal and written communication skills.
- Excellent interpersonal and resident-handling skills.
- Strong leadership, ownership, and execution capabilities.
- Willingness to work rotational shifts, weekends, and holidays as required by business operations.
