Assistant Manager – BMS (AM‑BMS) — Site Level Job Description
Reports to: City BMS Manager
Role Summary
The Assistant Manager – BMS (AM‑BMS) is the site-level first-line supervisor accountable for 24×7 BMS operational performance, P1/P2 incident ownership, alarm and comfort analytics, vendor supervision, OT security compliance, and audit-ready reporting. The role governs and optimises Building Management Systems (HVAC, electrical, fire life safety integration, and energy monitoring)
within an air‑gapped Operational Technology (OT) setting and defined change control. It requires technical competence combined with team supervision, incident coordination, and stakeholder management.
Required Qualifications and Skills
Diploma / Bachelor's degree in Electrical / Mechanical / Instrumentation Engineering or related field
5+ years in BMS Operations and maintenance, including supervisory responsibility
Demonstrated hands-on capability in BMS configuration, alarm management on at least one major platform (e.g., Schneider Electric, Siemens, Johnson Controls)
Strong understanding of HVAC systems and building operations
Knowledge of open networking protocols used in BMS environments (e.g., BACnet/IP, Modbus TCP), applied within Operational Technology constraints
Familiarity with energy management principles and sustainability practices
Alarm management, trending, and incident coordination capability
