About the Role

We are looking for an Intern / Associate – Retail Property Acquisition to support Crossword’s retail expansion in Bangalore. The role will involve identifying potential retail locations, conducting market research, coordinating with property consultants, brokers and landlords, and supporting the evaluation and acquisition of properties for new stores.

This is an execution-oriented role suited for someone interested in Retail Real Estate, Property Acquisition, Leasing and Business Development, with strong market understanding, communication skills and willingness to travel across Bangalore for site visits.

Key Responsibilities

- Identify and map potential retail locations across Bangalore based on store expansion requirements.
- Conduct market research and regular site visits to identify suitable properties and upcoming retail developments.
- Research and evaluate properties based on catchment, footfall, visibility, accessibility, competition and commercial potential.
- Coordinate with property consultants, brokers, landlords and mall developers to source relevant properties.
- Build and maintain a database of properties, landlords, developers, brokers and consultants.
- Collect and organize property details including rent, CAM, deposit, lock-in, fit-out period, area and other commercial terms.
- Support the team in property comparisons, feasibility analysis and commercial evaluations.
- Coordinate property visits and maintain proper site visit reports and follow-ups.
- Support initial discussions and negotiations with landlords and property consultants under the guidance of senior team members.
- Coordinate with Legal, Finance, Projects and Operations teams during the property evaluation and closure process.
- Track competitor stores, new malls,



high-street developments and emerging retail destinations across Bangalore.
- Maintain regular follow-ups with brokers, landlords and other stakeholders to ensure a strong property pipeline.
- Support the team through the property identification, evaluation and closure process.

Skills & Competencies

- Basic understanding of Retail Real Estate, Property Acquisition or Commercial Leasing.
- Strong communication and negotiation skills.
- Good understanding of Bangalore’s retail markets and key commercial locations will be an advantage.
- Ability to conduct market research and analyse property information.
- Good relationship-building and stakeholder coordination skills.
- Strong proficiency in MS Excel, PowerPoint and Word.
- Good follow-up skills with an execution-oriented approach.
- Ability to manage multiple properties and follow-ups simultaneously.
- Willingness to travel extensively across Bangalore for market visits and property inspections.
- Proactive, self-driven and eager to learn.

Qualifications & Experience

- Graduate/Postgraduate in Business, Management, Real Estate, Commerce or a related field.
- 0–3 years of experience in Retail Real Estate, Property Acquisition, Leasing, Business Development or a related field.
- Candidates with relevant internship experience in retail expansion, real estate, leasing or property acquisition will be preferred.
- Freshers with strong interest in Retail Real Estate and Business Development can also be considered.
- Candidates with existing exposure to the Bangalore retail property market will have an advantage.
