The Sales Manager owns the complete sales funnel from lead generation and channel partner management through site visits to final booking closure. This is an end-to-end sales role suited to a candidate who can both build a lead pipeline and personally close deals.
Roles & Responsibilities
Sourcing & Lead Generation
- Build and manage a network of channel partners, brokers and property consultants to drive lead flow.
- Generate leads through direct marketing, digital campaigns, referrals, corporate tie-ups and CP channels.
- Onboard and engage channel partners; run periodic CP activities and incentive programs.
- Coordinate with Marketing on campaign targeting and lead quality feedback.
Closing & Conversion
- Conduct site visits, property walkthroughs and presentations for prospective buyers.
- Handle objections, negotiate pricing/payment terms within approved limits, and drive deal closure.
- Coordinate booking formalities application forms, KYC, payment plans, agreement documentation.
- Liaise with banks/NBFCs for home loan facilitation and disbursement follow-up.
Funnel Ownership & Reporting
- Maintain end-to-end funnel data in CRM: lead source, site visit outcomes, conversion status.
- Track and report on lead-to-site-visit and site-visit-to-booking conversion; identify drop-off points and fix them.
- Achieve monthly/quarterly targets for site visits, booking value and unit conversions.
- Coordinate with Marketing, CRM, Finance and Legal teams for a smooth customer journey pre- and post-booking.
Desired Candidate Profile
- Graduate/MBA preferred, with 3-8 years in real estate sales covering both lead generation and deal closing.
- Demonstrated ability to build a CP/broker network and personally close high-value deals — candidates who are strong at only one half of the funnel are not a fit for this combined role.
- Solid negotiation and relationship-building skills across both external partners and end customers.
- Working knowledge of home loan processes and booking documentation.
- CRM proficiency, disciplined follow-up habits, target-driven.
