Real Estate Project Manager

Role Overview

We are looking for an experienced Real Estate Project Manager to take end-to-end responsibility for the planning, execution and delivery of our real estate projects.

The Project Manager will act as the owner's representative, coordinating architects, consultants, contractors, vendors, government agencies and internal teams to ensure projects are delivered on time, within approved budgets and to the required quality standards.

The role will cover residential plotted developments, infrastructure works and commercial real estate projects.

Key Responsibilities

1. Project Planning & Execution

- Take overall responsibility for projects from pre-construction through handover.

- Prepare detailed project schedules, milestones and execution plans.

- Monitor progress against approved timelines and identify potential delays early.

- Coordinate civil, structural, architectural, MEP, infrastructure, landscape and finishing works.

- Conduct regular site reviews and ensure contractors meet agreed schedules.

- Drive resolution of site-level technical and execution issues.

2. Design & Consultant Coordination

- Coordinate architects, structural consultants, MEP consultants, landscape architects and other specialists.

- Review drawings for constructability, coordination and execution requirements.

- Ensure drawings and specifications are issued to contractors on schedule.

- Identify conflicts between architectural, structural and services drawings before execution.

- Manage design changes and evaluate their cost and schedule implications.

3. Contractor & Vendor Management

- Assist in contractor and vendor evaluation and appointment.

- Define scopes of work and deliverables clearly.

- Conduct regular contractor review meetings.

- Monitor contractor manpower, materials, machinery and productivity.

- Ensure contractors comply with contractual obligations, specifications and project schedules.

- Evaluate contractor performance and recommend corrective action where required.

4. Cost & Commercial Control

- Work closely with the QS/procurement team on BOQs, estimates and budgets.

- Track project expenditure against approved budgets.

- Review contractor bills, measurements, variations and additional-item claims.





- Identify opportunities for value engineering without compromising quality.

- Maintain visibility on committed costs, anticipated costs and cost-to-complete.

- Prevent uncontrolled scope changes and cost escalation.

5. Procurement

- Prepare procurement schedules aligned with construction timelines.

- Identify long-lead materials and ensure timely ordering.

- Coordinate technical evaluation of vendor quotations.

- Monitor material approvals, manufacturing and delivery schedules.

- Ensure critical materials are available before the corresponding work begins.

6. Quality Control

- Establish and enforce project quality standards.

- Ensure construction conforms to approved drawings, specifications and relevant codes.

- Conduct regular inspections with consultants and contractors.

- Maintain snag lists and ensure timely rectification.

- Ensure appropriate testing and documentation of materials and completed works.

- Drive high standards of finishing and presentation before handover.

7. Approvals & External Coordination

- Coordinate with architects, liaison consultants and internal legal/approvals teams for statutory approvals required for execution.

- Track conditions imposed under project approvals and ensure site compliance.

- Coordinate with utility providers and government authorities where required for power, water, drainage, road connectivity and other infrastructure.

8. Plotted Development & Infrastructure

For plotted development projects, the Project Manager will specifically oversee:

- Site grading and earthworks

- Internal roads and pavement works

- Storm-water drainage

- Underground drainage/sewerage

- Water-supply networks

- Electrical and underground cabling

- Street lighting

- STP/WTP and utility infrastructure

- Compound walls and entrance structures

- Landscaping and common areas

- Clubhouse and amenity construction, where applicable

9. MIS & Management Reporting

Provide management with a clear weekly project dashboard covering:

- Planned vs actual progress





- Key milestones

- Budget vs actual expenditure

- Procurement status

- Contractor performance

- Pending drawings/decisions

- Approval dependencies

- Key risks and bottlenecks

- Decisions required from management

Escalate critical issues early rather than allowing them to affect project timelines.

Key Performance Indicators

Performance will primarily be measured on:

Schedule: Delivery against committed milestones and project completion dates.

Cost: Project delivery within approved budgets and control of variations.

Quality: Quality of construction, finishing and infrastructure with minimal rework.

Procurement: Timely availability of materials and contractors.

Problem Solving: Speed at which execution bottlenecks are identified and resolved.

Reporting: Accuracy and transparency of project MIS and forecasts.

Handover: Timely completion, snag closure and successful project handover.

Candidate Profile

- Bachelor's degree in Civil Engineering; postgraduate qualification in Construction/Project Management is an advantage.

- Approximately 8–15 years of relevant experience with established real estate developers, PMC firms or construction companies.

- Robust experience managing projects directly at site.

- Experience with plotted developments, residential projects and/or commercial buildings preferred.

- Strong understanding of construction sequencing, civil works, infrastructure, MEP and finishing.

- Ability to read and coordinate architectural, structural and MEP drawings.

- Good understanding of BOQs, contracts, billing and project costing.

- Proficiency in MS Project/Primavera, Excel and project reporting tools.

- Strong contractor-management and negotiation skills.

- Excellent ownership, communication and problem-solving abilities.

Ideal Candidate

We are looking for someone who operates as a project owner rather than merely a coordinator.

The successful candidate should be highly execution-oriented, comfortable spending significant time at project sites, capable of managing multiple consultants and contractors simultaneously, and able to provide management with clear visibility on time, cost, quality and risk.

The individual should have the ability to anticipate problems, take decisions at the appropriate level and escalate matters requiring management intervention before they impact the project.
