*Location:* Nungambakkam, Chennai (WFO) | *Exp:* 15+ Years Mandatory - Only Senior Candidates | *Salary:* Rs. 70,000 - 85,000

Leading Construction Company - Premium Residential & Commercial Projects - is hiring a Senior QS.

*Mandatory Background Only:*
- Contracting companies operating on BOQ-based model - High-Rise, Apartments, Villas, Commercial Complexes
- PMC companies handling residential & commercial buildings
- _Infra & property development background not suitable_

*Key Responsibilities:*
- Quantity estimation & measurement incl. BBS - Bar Bending Schedule - Preparation & checking
- Rate analysis for tendering, estimation & costing
- Source & validate Chennai market rates - Cement, Steel, Finishing, MEP - Labour & materials
- Steel, Cement, Concrete reconciliation & substantiate client claims
- Client billing, subcontractor billing, variation claims & cost control
- Explain rates, quantities & billing clearly to client, consultant & management




- Manage multiple project billing with accuracy & strict timelines

*Must Have:*
- 15+ years QS - Residential & Commercial building projects only
- Strong in quantity take-off, BBS, rate analysis & reconciliation
- Valuable knowledge of current Chennai material & labour rates
- AutoCAD - Quantity take-off & drawing understanding - Mandatory
- Advanced Excel - VLOOKUP, Pivot, Cost Sheets - Mandatory
- MS Project - Basic tender schedules & billing trackers

*Interview Process:*
- Round 1: HR Screening
- Round 2: Technical Test - Quantity take-off, rate analysis, reconciliation & BBS error check
- Round 3: Final with MD at Nungambakkam
