Own what the platform is owed — rent, recoveries, deposits, capital and sale receipts — and make sure every rupee arrives when it should and is reconciled the day it does. This seat opens as the platform's assets begin to operate.

ABOUT VANTROCK

Vantrock is India's independent, operator-led real assets platform — real assets only — with logistics and industrial as the first phase of its growth.

Founded by Anshul Singhal, Founder & CEO, who has built three institutional platforms from zero and is building the fourth on his own capital: 52 million sq ft delivered (32 million as developer, 20 million as contractor), 2,000+ acres acquired, 200+ buildings, two SEBI Category II funds run to a successful close, India's first domestic warehousing AIF and India's largest industrial real estate exit — delivered across the founder's three prior platforms.

THE FINANCE & ACCOUNTS TEAM

Vantrock keeps its books in-house. The finance function owns every number from the site to the board.

Twenty-one seats when fully built; sixteen live now, one of them already filled. Small enough that every person in it is known by name to the founder; large enough to run a platform properly. Every seat in the team is a builder's seat: the function does not exist yet in the form described here, and the people who join it now are the ones who will decide what it becomes.

THE OTHER SIDE OF THE LEDGER A developer's payables start on day one. Its receivables start when the first building is leased — and then arrive every month, for every building. For the first year of an asset's life almost nothing comes in; then the building is leased, and every month there is rent from every occupier, common-area recoveries against actual cost, security deposits held and returned, utilities recharged, escalations triggered on their dates — for every building, in every city.

Beside that sit the platform's other receivables: capital called and received into project entities, sale proceeds when an asset is taken forward, intercompany balances, and refunds and recoveries from vendors and authorities.

WHY THIS ROLE EXISTS — AND WHEN

Today the platform's receivables are few and are handled within the accounts function; once the fund is live, its own investor receipts sit with its administrator. That changes on two dates: when the first asset is leased and the rent roll begins, and when capital receipts into project entities become routine. At that point receivables is a function, not a task, and it needs its own head.

WHAT YOU WILL OWN

- The rent roll. Every lease in the system with its rent, escalations, recoveries and deposit; every invoice raised on its date; every receipt matched the day it lands.
- Recoveries. Common-area, utilities and other recharges computed against actual cost, invoiced on the lease's terms,



reconciled and defended when an occupier queries them.
- Capital and sale receipts. Capital received into project entities, sale proceeds and forward-sale milestones — reconciled to the agreement, to the bank and, where a fund vehicle is involved, to the administrator's records.
- Collections. Ageing reviewed weekly; anything past thirty days has a name, a reason and a next action; anything past sixty is with the General Manager and, where a lease is concerned, with the leasing team.
- Deposits and refunds. Security deposits held, tracked and returned on the lease's terms; vendor and authority refunds pursued to receipt.
- The team. Recruit, train and run the Receivables — Senior and Executive, so that any of the three of you can raise, match and chase correctly without the other two.
- The month-end handover. Receivables closed and reconciled on the General Manager's calendar so the ledger closes on time.

WHO WE ARE LOOKING FOR

ESSENTIAL

– 10–12 years in receivables and collections, of which most at a real estate developer, a leased-asset operator or a property manager — where rent rolls, recoveries and deposits were the daily material.

– A rent roll owned for a portfolio of operating buildings: invoicing on dates, escalations, recoveries against cost, deposits.

– Collections run against an ageing, with the judgment to know when to chase, when to escalate and when to involve the business.

– GST on rent and recoveries, and TDS deducted by occupiers, reconciled correctly to the ledger.

– Having run a team of two or more and trained people from scratch.

– Fluent in an ERP or accounting system; comfortable moving a function onto one.

– A Bachelor's degree in commerce. A professional qualification is not required for this seat.

– Based in the Mumbai Metropolitan Region.

WHAT THIS ROLE IS NOT

– Not a leasing seat. The leasing team signs the lease; this seat makes sure the rent arrives.

– Not a payables seat. The two ladders are mirrors and are kept separate on purpose.

– Not a fund-administration seat. The administrator handles the fund's own investors; this seat reconciles what reaches the project entities.

HOW YOU WILL WORK

– The books are in-house. Every invoice is raised and every receipt is matched at this desk or the two beside it.

– One system of record. The rent roll, the ageing and every receipt live on the operating layer.

– Judgment is written down. Every aged item carries a name and a next action; every write-off recommendation carries a reason.

– Mumbai Metropolitan Region, full time, in person.

COMPENSATION

Vantrock benchmarks compensation against the upper quartile for the role and market, weighted toward equity for candidates who want to build with us long-term. We discuss specific numbers in the first conversation rather than anchoring either side prematurely.

Wealth creation is part of the engine, not only the salary: a performance-linked annual bonus,



and a path to ESOP-linked incentives as the seat grows — priced to the seat and confirmed in the offer.

CULTURAL FIT

We're building Vantrock over a decade, not a funding cycle. We're looking for people who treat technology as the default answer rather than a supplement, who want to be co-builders of the platform rather than employees executing instructions, and who are comfortable saying "I don't know" and "I was wrong." If you want a defined role with defined edges, this isn't the right seat. If you want to help build an institution from zero, it might be.

AI proficiency is a standing requirement in every Vantrock seat. You work fluently with AI tools for research, modelling, drafting and analysis, and you build on the platform's dashboards rather than around them. A supervised AI Proficiency Test is part of the process for every seat, at every level of seniority, and we say so openly.

Partner command is the second standing requirement. The books are ours, but auditors, banks, the fund administrator, valuers, law firms and system vendors are commanded by this team — briefed, held to a standard, integrated — never deferred to. We hire for judgment and accountability.

HOW WE WILL ASSESS

Everyone who applies hears from us within two working days. It carries two links: a fixed set of six questions answered by AI interview — about forty minutes, and the first work sample; we review it before the CV — and the Vantrock AI Proficiency Test, which every hire takes at every level. From there:

- The Receivables conversation. The portfolio whose rent roll you owned: buildings, occupiers, systems, the collection that taught you most. With the General Manager — Finance & Accounts.
- A two-hour supervised practical. A rent roll for two buildings with escalations, recoveries and deposits, a bank statement and an ageing — with planted mismatches — from which you produce the month's invoices, the matched receipts, the ageing actions and the notes. Reviewed with the General Manager.
- References. Two, contacted directly: one former reporting manager and one occupier-side or auditor counterparty.
