/n /n WE'RE HIRING: SENIOR ARCHITECT – DESIGN, ESTIMATION & PROJECT EXECUTION /n Company: Vertical Living /n Location: Chennai /n Role: Full-Time /n Experience: 1–5 Years Preferred /n Vertical Living is looking for an experienced and execution-oriented Architect who can take responsibility for projects from initial client requirements and design development through estimation, construction/interior execution and final handover . /n This is not purely a design role . We are looking for someone who understands how projects are actually built and can independently handle design, costing, site coordination and execution. /n /n KEY RESPONSIBILITIES /n Architecture & Building Projects /n /n

- Develop architectural concepts, layouts and working drawings for residential and commercial buildings.

/n

- Understand client requirements and convert them into practical, buildable designs.

/n

- Prepare and coordinate architectural drawings required for project execution.

/n

- Work with structural, MEP and other consultants wherever required.

/n

- Understand construction methodology, materials and site conditions.

/n /n Interior Design & Custom Projects /n /n

- Develop custom interior concepts for homes, offices, retail spaces, restaurants and other commercial projects.

/n

- Create designs based on the client's requirements, budget, site conditions and brand identity.

/n

- Handle projects that cannot be executed using standard modular packages or predefined designs.

/n

- Work with designers/3D visualisers to develop presentations and detailed designs.

/n

- Recommend suitable materials, finishes, furniture, lighting and construction methods.

/n /n Estimation & Quotation /n /n

- Conduct site measurements and quantity take-offs.

/n

- Prepare BOQs, cost estimates and detailed project quotations .

/n

- Estimate material, labour, fabrication and subcontractor costs.

/n

- Obtain and compare quotations from vendors and contractors.

/n

- Prepare custom quotations based on individual project requirements.

/n

- Monitor estimated cost vs actual project cost during execution.

/n





- Identify opportunities for value engineering without compromising design or quality.

/n /n Site & Project Execution /n /n

- Visit project sites regularly and supervise execution.

/n

- Be willing to travel to project locations whenever required .

/n

- Coordinate civil, electrical, plumbing, carpentry, false ceiling, painting, flooring and other works.

/n

- Plan project schedules and sequence of activities.

/n

- Resolve design and execution issues arising at site.

/n

- Ensure work is completed according to approved drawings and specifications.

/n

- Monitor workmanship, quality, timelines and material usage.

/n /n Manpower & Vendor Management /n /n

- Coordinate and manage site supervisors, contractors, vendors and skilled manpower.

/n

- Allocate manpower according to project requirements.

/n

- Follow up with contractors and vendors to ensure timely execution.

/n

- Identify and develop reliable vendors and contractors.

/n

- Verify work completed by contractors before recommending payments.

/n /n Client & Project Coordination /n /n

- Participate in client meetings and understand their design expectations and budget.

/n

- Explain designs, materials, costs and execution methods to clients.

/n

- Make practical recommendations when client expectations conflict with budget or site conditions.

/n

- Coordinate internally with design, procurement, sales and execution teams.

/n

- Take ownership of projects from concept → estimation → design → execution → handover .

/n /n REQUIRED SKILLS /n /n

- Degree in Architecture (B.Arch preferred)

/n

- Approximately 5–10 years of relevant experience

/n





- Strong understanding of both building construction and interior execution

/n

- Strong knowledge of BOQ preparation, quantity estimation and costing

/n

- Good understanding of civil works, carpentry, modular furniture, electrical, plumbing, false ceiling, flooring, painting and finishing works

/n

- Ability to read and prepare architectural and working drawings

/n

- AutoCAD proficiency required

/n

- Knowledge of SketchUp/Revit/3D/design software is an advantage

/n

- Strong understanding of construction and interior materials

/n

- Vendor and contractor management experience

/n

- Ability to independently visit sites and solve execution problems

/n

- Robust communication and client-handling skills

/n

- Ability to work simultaneously across multiple projects
