Vantrock is India's independent, operator-led real assets platform — real assets only — with logistics and industrial as the first phase of its growth.
Founded by Anshul Singhal, Founder & CEO, who has built three institutional platforms from zero and is building the fourth on his own capital: 52 million sq ft delivered (32 million as developer, 20 million as contractor), 2,000+ acres acquired, 200+ buildings, two SEBI Category II funds run to a successful close, India's first domestic warehousing AIF and India's largest industrial real estate exit — delivered across the founder's three prior platforms.
THE FINANCE & ACCOUNTS TEAM
Vantrock keeps its books in-house. The finance function owns every number from the site to the board.
Twenty-one seats when fully built; sixteen live now, one of them already filled. Small enough that every person in it is known by name to the founder; large enough to run a platform properly. Every seat in the team is a builder's seat: the function does not exist yet in the form described here, and the people who join it now are the ones who will decide what it becomes.
THE MODEL IS THE TOOL; THE FORECAST IS THE PRODUCT
Vantrock separates the two things a finance function does with a number. The accounts team records what happened. The FP&A; and Asset Management team — the Financial Controller and this seat — says what will happen and raises a hand early when the two drift apart. Every asset against the underwriting it was bought on. Every construction budget against its bill of quantities. Every lease against the rent roll it was modelled at. Every procurement decision priced before it is made.
WHY THIS ROLE EXISTS The Financial Controller's seat is forecasting, red-flagging and the Asset Review — and it cannot be done alone. The models have to be built, refreshed, reconciled to the books and stress-tested every month, for a pipeline of 10 million sq ft across four cities and a set of strategies queued behind the first. This seat does that work, and is the seat from which the platform intends to grow the next Financial Controller.
WHAT YOU WILL OWN
- The models. Development appraisals, project cash flows, lease-up and rent-roll models, debt schedules, exit models — built to the platform's standard, documented, version-controlled, and reconciled to the ledger every month.
- The rolling forecast, mechanics. The monthly refresh for the platform and every project entity — actuals pulled from the books, assumptions updated with the project, leasing and procurement teams,
variances computed and listed for the Financial Controller's review.
- The Asset Review pack, first draft. Every asset's page — actuals against underwriting, cost against budget, the triggers — assembled from the dashboards and the models for the Financial Controller to finish and present.
- Variance analysis. Every material variance traced to its cause and written up in two lines before it reaches the Financial Controller — not discovered in the meeting.
- The founder's question. The ad-hoc analysis — what does this lease do to the exit, what does this contractor's variation do to cost-to-complete — turned around the same day, correctly.
- The operating layer. Models and trackers live on the platform's dashboards, not in a private spreadsheet.
WHO WE ARE LOOKING FOR
ESSENTIAL
– 2–5 years in financial modelling, FP&A; or transaction analysis, at a real estate developer, an investor, a lender's real estate team, a consultancy serving real estate, or a fund.
– Modelling as a craft. You have built a development appraisal or a project cash-flow model from a blank sheet — not modified a template — and you can explain every assumption in it. This will be tested in a case.
– Accounting literacy: you can read a trial balance, tie a model to a ledger and know why the two disagree.
– Excel at an expert level, and fluency with at least one of the up-to-date tools around it — Python, SQL, a BI layer, or the platform's own dashboards.
– Precise, fast and honest about uncertainty. You say "I don't know" before you guess.
– A Chartered Accountant, or an MBA in Finance. Either. An MBA from a second-tier institution with three years of the right modelling outranks a first-tier degree with none.
– Based in the Mumbai Metropolitan Region, or relocating before joining.
WHAT THIS ROLE IS NOT
– Not an investment-banking analyst seat. The models here are held for years and reconciled monthly; they are not built for a pitch and forgotten.
– Not a reporting seat. You build and analyse; the dashboards report.
– Not a seat for someone who wants to be told what to model. The Financial Controller will set the question; finding the right model is your job.
HOW YOU WILL WORK
– The books are in-house. You reconcile your models to a ledger kept twenty feet away, every month.
– Everything runs on the platform's dashboards. No private spreadsheets; every model has a home, a version and an owner.
– Judgment is written down. Every assumption has a source; every variance has a two-line cause.
– Mumbai Metropolitan Region, full-time, in person, with occasional site visits.
COMPENSATION
Vantrock benchmarks compensation against the upper quartile for the role and market, weighted toward equity for candidates who want to build with us long-term. We discuss specific numbers in the first conversation rather than anchoring either side prematurely.
Wealth creation is part of the engine, not only the salary: a performance-linked annual bonus,
and a path to ESOP-linked incentives as the seat grows — priced to the seat and confirmed in the offer.
CULTURAL FIT
We're building Vantrock over a decade, not a funding cycle. We're looking for people who treat technology as the default answer rather than a supplement, who want to be co-builders of the platform rather than employees executing instructions, and who are comfortable saying "I don't know" and "I was wrong." If you want a defined role with defined edges, this isn't the right seat. If you want to help build an institution from zero, it might be.
AI proficiency is a standing requirement in every Vantrock seat. You work fluently with AI tools for research, modelling, drafting and analysis, and you build on the platform's dashboards rather than around them. A supervised AI Proficiency Test is part of the process for every seat, at every level of seniority, and we say so openly.
Partner command is the second standing requirement. The books are ours, but auditors, banks, the fund administrator, valuers, law firms and system vendors are commanded by this team — briefed, held to a standard, integrated — never deferred to. We hire for judgment and accountability.
HOW WE WILL ASSESS
Everyone who applies hears from us within two working days. It carries two links: a fixed set of six questions answered by AI interview — about forty minutes, and the first work sample; we review it before the CV — and the Vantrock AI Proficiency Test, which every hire takes at every level. From there:
- The Model conversation. The best model you have built from a blank sheet: what it decided, what it got wrong, what you would change. With the Financial Controller.
- A 90-minute supervised case. A data pack for a warehousing development — land, approvals timeline, construction budget, a pre-lease term sheet, a facility term sheet — from which you build the project cash flow, compute three headline outputs, and state the three assumptions you are least sure of. Reviewed with the Financial Controller and the CFO — or the Founder & CEO until the CFO is in seat.
- References. One or two former reporting managers, contacted directly.
