We're hiring for a Head - Property Management role with one of India's leading premium real estate developers, creating thoughtfully designed residential, commercial and mixed-use destinations across Mumbai, Delhi NCR, Bengaluru and Chennai.

Role Summary: To lead and govern the entire Property Management function across residential assets, ensuring superior customer experience, operational excellence, compliance, asset preservation, cost optimization, society transitions, and sustainable property operations. The role will be responsible for defining and implementing a PAN-India Property Management strategy aligned with organizational goals and brand promise.

Key Responsibilities:-

- Own Property Management P&L; including CAM budgets, OPEX, maintenance revenue, and service contracts.
- Drive cost optimization, efficiency improvements, and fund utilization across projects.
- Ensure effective CAM recoveries, maintenance collections, and financial governance.
- Optimize vendor contracts and service delivery costs while maintaining service excellence.
- Define and execute the Property Management strategy for all residential asset.
- Establish operating standards, service delivery frameworks, governance mechanisms, and customer experience benchmarks across projects.
- Develop long-term plans for asset lifecycle management, maintenance optimization, and operational sustainability.
- Drive digitization, automation, and technology adoption in property and facility management operations.
- Benchmark property management practices against industry leaders and implement best-in-class processes.
- Provide strategic inputs during project design and development to enhance operational efficiency and maintainability.
- Lead end-to-end property management operations for residential and commercial portfolios.
- Oversee customer handover, defect liability management, post-possession support, and society transition processes.
- Ensure superior customer experience throughout the property lifecycle.
- Act as the final escalation authority for customer grievances, service failures,



and community-related matters.
- Develop robust engagement mechanisms with RWAs, societies, resident committees, and commercial occupiers.
- Establish and govern standardized property management processes across projects.
- Oversee soft services including housekeeping, security, landscaping, waste management, and front office.
- Lead technical operations covering civil, electrical, plumbing, HVAC, firefighting, and STP/WTP systems.
- Ensure defect liability management, snag closure, and warranty tracking post-handover.
- Drive statutory compliance including lifts, fire, electrical, pollution control, and local regulations.
- Oversee vendor selection, contract management, SLA governance, and performance reviews.
- Manage transition from developer control to RWA / society including documentation and asset handover.
- Implement QEHS, safety, and emergency response systems across properties.
- Drive digitization of property management systems, helpdesks, and MIS dashboards.
- Build and lead a high-performing Property Management organization across regions.
- Develop leadership pipelines and succession plans for FM and property management teams.
- Foster a customer-centric, service-oriented, and performance-driven culture.
- Drive capability-building initiatives and standardization across all projects.

Minimum Qualifications

- Engineering Graduate or Graduate with MBA / Hotel / Hospitality / Business Management (Full Time Only)
- Minimum 20 years in Property / Facility / Estate Management roles in High-End Real Estate
- A seasoned real estate operations leader with proven experience in managing large residential portfolios, customer handover and society transitions, technical and soft services, service excellence, compliance, and business operations. The individual should possess strong stakeholder management skills, strategic thinking capability, financial acumen, and a demonstrated ability to scale property management operations across multiple geographies.
