Not the books. The Financial Controller owns the forecast, the budget-against-actual and the red flag raised early — every asset against its underwriting — and is the CFO's named number two. The ledger sits with the General Manager; this seat says what will happen and when it is going to miss.

ABOUT VANTROCK

Vantrock is India's independent, operator-led real assets platform — real assets only — with logistics and industrial as the first phase of its growth.

Founded by Anshul Singhal, Founder & CEO, who has built three institutional platforms from zero and is building the fourth on his own capital: 52 million sq ft delivered (32 million as developer, 20 million as contractor), 2,000+ acres acquired, 200+ buildings, two SEBI Category II funds run to a successful close, India's first domestic warehousing AIF and India's largest industrial real estate exit — delivered across the founder's three prior platforms.

THE FINANCE & ACCOUNTS TEAM

Vantrock keeps its books in-house. The finance function owns every number from the site to the board.

Twenty-one seats when fully built; sixteen live now, one of them already filled. Small enough that every person in it is known by name to the founder; large enough to run a platform properly. Every seat in the team is a builder's seat: the function does not exist yet in the form described here, and the people who join it now are the ones who will decide what it becomes.

FORECASTING IS NOT ACCOUNTING

A finance function does two different things with a number. It records what happened — actualisation, the books, the close. And it says what will happen, and raises a hand early when the two are drifting apart — forecasting and red-flagging. Most functions put both in the same seat and get a controller who is too busy closing last month to see next quarter coming.

WHY THIS ROLE EXISTS

Two things.

WHAT YOU WILL OWN

1. The forecast. A rolling forecast for the platform and every project entity — cost-to-complete, cash, drawdowns, lease-up, exit — refreshed monthly, owned by you, and believed by the CFO because it has been right before.

2. Budget against actual, and the flag. Every construction budget against its bill of quantities, every lease against its underwriting, every operating line against its plan.

3. The Asset Review. The monthly pack for every asset — actuals against underwriting, asset-level G&A;, construction cost against spend, hold-refinance-exit triggers — produced here, presented alongside the Asset Sponsor, chaired by the CFO.

4. The financial lens on the operating platform. Leasing, procurement and projects each make decisions with money in them.

5. Investor-reporting inputs, and the at-par file. The finance content of what the investment manager reports to its investors — portfolio performance against underwriting, cash, forecasts — accurate, reconciled to the books, and on time,



for the CFO's sign-off.

6. The Analyst. Recruit, direct and develop one analyst into someone who can build and defend a model without you, and who could hold the seat behind you in three years.

7. The CFO's plate. Take a defined piece of the CFO's work every quarter — forecast command first, then lender reporting, then the Asset Review chair — on a written succession plan that is reviewed, not hoped for.

WHO WE ARE LOOKING FOR

ESSENTIAL

– 8–12 years in real estate or real-assets finance — at a developer, an institutional platform, a real estate private-equity investor, or the real estate division of a bank or NBFC.

– Financial modelling as a craft, not a skill. You have built, from a blank sheet, the models a real asset is bought, financed and exited on — development appraisals, project cash flows, lease-up and rent-roll, debt sculpting, exit — and you can defend every assumption in them. This is the hard screen and it will be tested in a case.

– Forecasting owned, not contributed to: a rolling forecast that was yours, that a CFO or an investment committee acted on, and that you were held to.

– Project accounting understood from the inside — bills of quantities, running bills, cost-to-complete — well enough to challenge a project team's number and win the argument.

– Comfortable in front of an Investment Committee, a lender's credit team and a founder, defending a number you produced.

– A Chartered Accountant and an MBA in Finance. Both. A CA with an MBA from a second-tier institution and ten years of the right experience outranks either qualification alone from a first-tier one.

– Based in the Mumbai Metropolitan Region, or relocating before joining.

WHAT THIS ROLE IS NOT

– Not the books. The General Manager — Finance & Accounts closes the ledger. If your ambition is controllership in the traditional sense, that is a different seat.

– Not a modelling seat with no accountability. The model is the tool; the forecast is the product, and you are held to it.

HOW YOU WILL WORK

– The books are in-house, by design. You forecast against a ledger kept twenty feet away, not against a vendor's monthly extract.

– Everything runs on the platform's dashboards. The forecast, the Asset Review pack and every model live on the operating layer, not in a private spreadsheet — the platform's own intelligence tools are yours to use and to shape.

COMPENSATION

Vantrock benchmarks compensation against the upper quartile for the role and market, weighted toward equity for candidates who want to build with us long-term. We discuss specific numbers in the first conversation rather than anchoring either side prematurely.

CULTURAL FIT

We're building Vantrock over a decade, not a funding cycle. We're looking for people who treat technology as the default answer rather than a supplement, who want to be co-builders of the platform rather than employees executing instructions,



and who are comfortable saying "I don't know" and "I was wrong." If you want a defined role with defined edges, this isn't the right seat. If you want to help build an institution from zero, it might be.

AI proficiency is a standing requirement in every Vantrock seat. You work fluently with AI tools for research, modelling, drafting and analysis, and you build on the platform's dashboards rather than around them. A supervised AI Proficiency Test is part of the process for every seat, at every level of seniority, and we say so openly.

Partner command is the second standing requirement. The books are ours, but auditors, banks, the fund administrator, valuers, law firms and system vendors are commanded by this team — briefed, held to a standard, integrated — never deferred to. We hire for judgment and accountability.

HOW WE WILL ASSESS

Everyone who applies hears from us within two working days. It carries two links: a fixed set of six questions answered by AI interview — about forty minutes, and the first work sample; we review it before the CV — and the Vantrock AI Proficiency Test, which every hire takes at every level. From there:

1. The Forecast conversation. The forecast you owned: what it covered, who acted on it, where it was wrong, and what you changed. With the CFO — or, until that seat is filled, the Founder & CEO.

2. A 90-minute supervised case. An anonymised asset pack — underwriting model, six months of actuals, a construction cost report with planted variances — from which you produce the one-page Asset Review note and the three flags you would raise, then defend them to the Founder & CEO and the CFO once in seat.

3. The Sponsor conversation. With the head of the investment team: how you would work with an Asset Sponsor whose thesis is drifting.

4. References. Two, contacted directly: one former reporting manager, and one auditor, lender or investment-committee member who acted on your numbers.
