Essential Duties And Responsibilities
Implements realestate plans with an understanding of the client's strategic real estategoals. Assists with project initiationand scope definition, prioritization of assignments, and adherence toclient-driven priorities, commitments, and milestones.
Concurrentlyacts as landlord/seller agent and tenant/buyer agent and effectively negotiatesthe business terms and conditions for a wide variety of commercial real estateproducts, including land, office, retail and industrial
Coordinatesfield broker selection and other required resources, subject matter experts,and business partners. If necessary,facilitates client review and approval of proposed team resources for thepurpose of Office Leasing transactionexecution.
Drafts andcreates a large variety of analyses and relevant documents, including but notlimited to: project initiation, marketcomparable reports, Requests for Proposals (RFPs), proposal comparisonpackages, letters of intent, and broker's opinions of value.
Coordinates thenegotiation of sales through a field broker.
Negotiates leases and lease amendments. Monitors lease expirations. Negotiates lease renewals within prescribed timeline. Locates and acquires recent properties to meetclient's requirements and timeline. Disposes of surplus properties within prescribed timeline.
Understands howto review, analyze, and interpret financial analysis templates including bookand cash flow projections, NPV (net present value), and/or IRR (internal rateof return) financial analyses to enable clients to make more informeddecisions.
Works closelywith CBRE and/or client's Lease Administration, Project Management, FacilityManagement, and Finance/Accounting teams to ensure integration between theservice lines.
Closely tracksall OfficeLeasing transaction activity (commissionableand non-commissionable), prepares commission forecasts and vouchers, andaccounts for all savings results achieved on behalf of clients.
