Senior Quantity Surveyor - Noida
1. Role Purpose The Senior Quantity Surveyor (Post‑Tender Stage) is responsible for managing all post‑contract commercial activities, ensuring contractual compliance, accurate cost control, timely payments, and effective administration of variations, claims, and final accounts. The role requires strong commercial acumen, technical expertise, and the ability to coordinate with multidisciplinary project teams.
2. Key Roles & Responsibilities
A. Payment & Valuation Management
- Prepare and certify interim valuations for contractors and subcontractors.
- Review and validate supplier & consultant payment applications based on actual progress.
- Ensure all payment certificates comply with contractual and project requirements.
- Maintain accurate records of certified payments for reconciliation and audit purposes.
B. Variations & Change Management
- Evaluate variation orders and assess associated cost impacts.
- Verify supporting documents, drawings, and technical justifications for each variation.
- Negotiate and agree rates/prices for varied works.
- Maintain an up‑to‑date variation register tracking approvals and cost implications.
C. Claims & Dispute Resolution
- Review and analyse contractor claims related to cost, entitlement, and delays.
- Prepare commercial assessments and recommendations for approval or negotiation.
- Assist in preparing documentation for claims raised by contractors.
- Support dispute resolution through contractual procedures and negotiation.
D. Final Accounts
- Prepare, negotiate,
and finalize final accounts with contractors and subcontractors.
- Validate variations, provisional sums, and quantity adjustments prior to closure.
- Ensure timely closure of accounts to avoid outstanding liabilities.
- Coordinate with Finance for project closeout and reporting.
E. Contract Administration
- Ensure compliance with contractual terms, obligations, and procedures.
- Review documentation related to advances, payment guarantees, bonds, and securities.
- Maintain organized, audit‑ready commercial documentation and correspondence records.
- Coordinate with consultants, contractors, and the client’s team to resolve commercial issues.
- Provide contractual and financial advice to the Project Manager.
F. Cost Control & Reporting
- Monitor alignment between approved budgets, commitments, and actual expenditures.
- Submit monthly project cost reports with analysis of expenditure versus budget.
- Maintain fully documented audit trails and support financial governance.
- Collaborate with Planning, Procurement, and PMT to ensure commercial consistency.
3. Qualifications & Experience
Education
- Bachelor’s degree in Quantity Surveying, Civil Engineering, or a related discipline.
Experience
- Minimum 13 years of relevant experience in commercial management with contractors, cost consultants, or developers.
4. Technical Skills
- Knowledge of FIDIC and POMI (advantageous).
- Proficiency in AutoCAD, PlanSwift, and standard QS/commercial software.
- Robust analytical and numerical skills.
