1. ROLE PURPOSE The Senior Interior Designer is responsible for end-to-end design, estimation, BOQ preparation, costing, contractor coordination, billing and project commercial management of assigned interior projects. The role connects the Design, Site,Purchase and Accounts/Commercial teams and ensures projects meet approved design, quality, budget and timeline requirements.

2. KEY RESPONSIBILITIES

- Design & Design Development: Develop concepts, space planning, presentations, material palettes and detailed execution drawings; review drawings prepared by junior team members.
- BOQ Preparation: Prepare accurate item-wise BOQs, quantities and specifications for civil, carpentry, ceiling, flooring,

painting, electrical, plumbing, HVAC, furniture and other works.
- Estimation & Costing: Prepare project estimates, rate analysis and cost sheets; compare quotations; identify cost-saving alternatives; monitor estimated versus actual costs.
- Client Coordination: Present designs, BOQs, estimates and variations; obtain approvals; explain cost implications;

maintain records of approved changes.
- Contractor Management: Brief contractors, coordinate schedules, monitor progress and quality, verify scope, identify deviations, and coordinate rectification.
- Contractor Billing: Verify site measurements, completed quantities, approved rates, variations, RA bills and final bills before forwarding for payment processing.
- Client Billing: Prepare/verify measurement sheets, variation statements and progress/final billing in coordination with Accounts.
- Site Coordination: Conduct site visits, resolve technical/design queries, coordinate trades, monitor progress and ensure execution follows approved drawings.
- Material & Purchase Coordination:



Coordinate specifications, quantities, samples, quotations, availability and approved alternatives with the Purchase Team.
- Team Management: Guide Interior Designers, Junior Designers and Interns; allocate tasks, review work, train team members and monitor deadlines.
- Project Documentation: Maintain drawings, BOQs, cost sheets, quotations, approvals, variations, measurements, bills,site instructions and revision records.
- Project Ownership: Take responsibility from design → BOQ → costing → approval → contractor coordination → billing →project closure.

3. COMMERCIAL CONTROL

- Monitor the chain: Approved BOQ → Estimated Cost → Contractor Rates → Purchase Cost → Actual Cost → Client

Billing → Contractor Billing → Final Project Cost.

- Identify and report cost overruns, scope changes, additional works, quantity variations, material price changes and contractor claims.
- Ensure additional/unapproved work is properly documented and approved as per company procedure before execution or billing.

4. DAILY REPORTING

- Update project progress, drawings, BOQ/costing, client discussions, site visits, contractor progress, material requirements and billing status.
- Track pending approvals, variations, commercial issues and delays.
- Report critical issues to management and plan next-day priorities.

- Project profitability and ownership.

6. REQUIRED SKILLS & KNOWLEDGE

- Strong knowledge of interior design, execution drawings, materials and construction methods.
- Advanced understanding of BOQ preparation, estimation, costing, rate analysis and billing.
- Experience in contractor management, site coordination and measurement verification.
- Proficiency in AutoCAD, SketchUp/3D software, Excel/MS Office and relevant design tools.
- Robust communication, negotiation, leadership, problem-solving and attention to detail.

7. AUTHORITY & ACCOUNTABILITY

- Coordinate day-to-day requirements with designers, site supervisors, contractors, vendors and purchase teams.
- Major design changes, commercial commitments, rate changes, discounts, additional costs and final settlements require management approval.
- Responsible for accuracy of BOQs, estimates, measurements and billing recommendations for assigned projects.

8. IDEAL CANDIDATE The ideal candidate should think like a designer but work like a project and commercial owner. They must be capable of managing the complete cycle of a project—from design and documentation to costing, contractor coordination, billing and final commercial closure.
