Own project planning and controls end-to-end across Vantrock's warehousing, logistics and industrial-park portfolio. This is a delivery-critical, precision-driven role - not Gantt-chart maintenance. Planning must be accurate enough that labour, quantity, budget and cash-flow controls hold true.

We start where we know the ground: logistics, warehousing and industrial parks, across the full chain - first mile, last mile, city-centre, dark-store and self-storage formats, and logistics-anchored mixed-use developments with distribution below and office above. From there, in sequence and only as each is delivered: industrial plots; suburban campuses, GCC and back-office space - vertical industries, where our expertise transfers; strata offices; and, in parallel, data centres and senior living.

Vantrock was founded by Anshul Singhal, Founder & CEO, who has built three institutional platforms from zero and is building the fourth on his own capital. Across his career that record runs to 52 million sq ft delivered (32 million as developer, 20 million as contractor), over 2,000 acres acquired and more than 200 buildings, two SEBI Category II funds run to a successful close, India's first domestic warehousing AIF, and India's largest industrial real estate exit. Delivered across the founder's three prior platforms.

The team is deliberately small and stays small - a few dozen people across development, leasing, investments, finance and capital formation, every one of them a co-builder with a real stake in what the platform becomes. We hire number twos who want to become number one.

THE SEAT

Role title: Planning Engineer - Warehousing, Logistics & Industrial Parks

Function: Project Planning & Controls (Feasibility to Handover)

Reports to: Head of Projects

Experience: 12-15 years

Base location: Mumbai, with project and site travel as required

Asset classes: Grade A warehouses, logistics parks and industrial parks (PEB + RCC)

THE CORE MANDATE

We serve a wide range of customers - from build-to-suit occupiers to speculative development - so the speed and quality of the delivery schedule is a genuine competitive differentiator. The person in this role must turn out the best possible programme quickly, and make the numbers behind it bulletproof.





Accuracy across four things is the standard by which this role is judged. Quantity: take-offs tied to BOQ and drawings. Labour: manpower histograms from productivity norms. Budget: cost-loaded schedule, planned vs. actual. Cash flow: S-curves and progress-linked billing.

MULTI-TIER SCHEDULING (L1 - L4)

Own the full schedule hierarchy, keeping every tier logic-linked and reconciled so a change at task level rolls up correctly to the client milestone view.

- L1 - milestone and executive summary programme for the client and senior leadership: key dates and go/no-go milestones.
- L2 - management summary by work package for project and functional heads: the phase-wise summary programme.
- L3 - detailed engineering, procurement and construction for PM, site and procurement teams: fully logic-linked, resource-loaded CPM.
- L4 - activity and task-level execution schedule for site engineers, contractors and foremen: weekly look-ahead, constraint and progress tracking.

KEY RESPONSIBILITIES

Pre-construction planning
- Feasibility and tender programmes: build bid schedules, phasing strategy and construction methodology; benchmark durations against similar warehouse and industrial-park builds.
- Procurement and long-lead planning: sequence design, approvals and long-lead PEB and MEP items against the master programme so nothing stalls the critical path.

Execution and site planning

- Granular execution planning: drive activity-level sequencing, weekly and bi-weekly look-aheads and live constraint tracking down to the trade and block.
- Quantity and labour precision: convert BOQ and drawings into quantity take-offs and manpower histograms using defensible productivity norms - the plan reflects what site can actually deliver.

Cost, budget and cash-flow control
- Cost-loaded schedules: load budget to activities and track earned value - planned vs. actual on cost and progress, with early variance flags and recovery plans.
- Cash-flow forecasting: produce S-curves and progress-linked billing plans that finance and the client can rely on.

Governance, reporting and value-add
- Rapid client turnaround: deliver a reliable delivery schedule quick, tailored to each customer's building and commercial intent.
- Single source of truth:



bridge design, procurement, contracts and site so there are zero planning gaps between functions.
- Analytics and foresight: management dashboards, delay analysis, EOT assessment and what-if scenario planning that pre-empts problems rather than reporting them late.

TECHNICAL SKILLS AND TOOLS

- Scheduling: Microsoft Project (MSP) - expert. Primavera P6 strongly preferred.
- Analytics / BI: Power BI - live planning, progress and cost-control dashboards built directly off schedule and cost data.
- Quantity and cost: BOQ interpretation, quantity take-off, productivity and labour norms, resource loading, budget and S-curve cash-flow modelling.
- AI and automation: active enthusiasm for AI-assisted planning - accelerating schedule generation, scenario and what-if analysis, and reporting.
- Foundations: advanced Excel; fluent reading of civil and PEB drawings, specifications and contract conditions.

CANDIDATE PROFILE

Preferred source industries

- Grade A civil and PEB contractors with a proven track record delivering warehouse and industrial-park projects.
- PMC firms and project consultants who have planned and delivered warehouse and industrial-park developments.

Qualification: B.E. or B.Tech in Civil Engineering, or equivalent. Planning certifications (MSP, Primavera P6, PMP) are a distinct advantage. NICMAR or equivalent is also preferred.

COMPENSATION

Vantrock benchmarks compensation against the upper quartile for the role and market, weighted toward equity for candidates who want to build with us long-term. We discuss specific numbers in the first conversation rather than anchoring either side prematurely.

CULTURAL FIT

We're building Vantrock over a decade, not a funding cycle.
