1. POSITION PURPOSE We are seeking an experienced AGM MEP Services with robust exposure to hospitality and hotel projects to lead the complete MEP services for large-scale hotel developments.

The candidate will be responsible for MEP design management, consultant coordination, tendering, procurement, execution, testing & commissioning and handover, ensuring that all systems meet the required hospitality standards, statutory requirements, project specifications, budget and programme.

The candidate should have hands-on experience in luxury / 5-star hotels, branded hotels, resorts or large hospitality developments, preferably having managed MEP services from design stage through project completion and operational handover.

2. KEY RESPONSIBILITIES A. MEP DESIGN MANAGEMENT

- Lead MEP design development from concept design through IFC and construction stages.
- Review MEP design calculations, specifications, drawings and equipment schedules.
- Coordinate with Architect, Interior Designer, Structural, Landscape, Kitchen, Laundry, Fire & Life Safety, AV/IT and specialist consultants.
- Review MEP provisions for guest rooms, public areas, restaurants, banquet facilities and BOH areas.
- Ensure proper coordination of MEP services with architectural and interior design requirements.

- Review BIM / coordinated MEP models and resolve service clashes.
- Ensure adequate maintenance access and operational clearances.
- Identify design gaps and constructability issues at an early stage.

- Lead MEP value engineering and optimization.

1. PROCUREMENT & TENDERING

- Review MEP tender documents, BOQs and specifications.
- Prepare technical scopes for MEP packages.

- Review contractor technical proposals.
- Conduct technical bid evaluations.
- Review major equipment selections and approved makes.
- Identify long-lead items such as:

1. SITE EXECUTION

- Lead MEP execution for the hotel project.
- Monitor works against approved drawings and specifications.
- Ensure proper service coordination with Civil, Structural, Architecture and ID works.

- Monitor installation quality and workmanship.
- Ensure timely completion of MEP shafts, plant rooms and service areas.
- Monitor ceiling coordination and service clearances.
- Resolve site technical issues.

- Monitor contractor manpower and productivity.
- Ensure safe and compliant execution.

1. TESTING & COMMISSIONING Lead the complete hotel MEP testing and commissioning process.

- Coordinate with hotel operator and brand engineering teams.
- Understand and implement hotel brand standards.
- Coordinate operator comments and technical requirements.
- Ensure MEP systems support hotel operational requirements.

- Participate in technical reviews with the operator.




- Ensure operator approvals are obtained for relevant MEP packages.
- Coordinate pre-opening requirements with hotel Engineering / Operations teams.

1. PROJECT COST & VALUE ENGINEERING

- Monitor MEP budget against approved project cost.
- Review MEP BOQs and quantities.
- Identify cost optimization opportunities.

- Conduct value engineering without compromising hotel functionality or guest experience.
- Review variations and additional works.
- Coordinate with QS / Commercial team for MEP cost control.

1. PLANNING & REPORTING

- Develop the MEP design, procurement and execution programme.
- Monitor planned vs actual progress.
- Track critical MEP activities.

- Prepare recovery plans for delayed activities.
- Prepare weekly and monthly MEP reports.
- Report key risks, delays and management decisions required.
- Monitor MEP design deliverables, procurement and site execution.

- Develop technical capabilities of the MEP team.
- Coordinate with Planning, QS, Procurement, Contracts, QA/QC and Safety teams.
- Drive accountability for timely MEP deliverables.
