Job Description

A Legal/Liaison Officer in a real-estate company generally handles legal compliance, property documentation, government coordination, approvals, and dispute-related matters. The exact scope varies by company, but the duties commonly include:

- Verify title deeds, ownership, encumbrances, mortgages, liens, and litigation relating to properties.

- Examine sale deeds, agreements, development agreements, Lease/rent agreements, Construction agreements, powers of attorney, partition deeds, gift deeds, MoUs and undertakings etc.

- Conduct title searches and coordinate with advocates for title reports/legal opinions.

- Verify revenue and municipal records, survey numbers, boundaries, and land-use classification.

- Identify legal risks before purchase, development, sale, or leasing of property.

- Follow up for approvals, permissions, NOCs, certificates, mutations,



conversions and other property-related matters in all Government offices like Revenue Department

- Municipal Corporation/Local Authority ,Development Authority,Sub-Registrar's Office, Planning/Urban Development authorities ,Land records and survey departments. Pollution/setting authorities, where applicable Electricity, water and other statutory authorities.

- Coordinate matters relating to building plans, layout approvals, commencement permissions, occupancy/completion certificates, etc.

- Monitor compliance with applicable real-estate laws, including RERA requirements.

- Maintain records of licences, permissions, NOCs and renewal dates.

- Resolve documentation issues before registration.
