A note before you read on. Team structure, reporting lines, seat titles and hiring entity reflect the current plan and may change as the platform builds out. Compensation is confirmed in the offer, not here.

ABOUT VANTROCK

Vantrock is India's independent, operator-led real assets platform — real assets only — with logistics and industrial the first phase of its growth. Founded by Anshul Singhal, Founder & CEO, who has built three institutional platforms from zero and is building the fourth on his own capital: 52 million sq ft delivered (32 million as developer, 20 million as contractor), 2,000+ acres acquired, 200+ buildings, two SEBI Category II funds run to a successful close, India's first domestic warehousing AIF and India's largest industrial real estate exit, all across his three prior platforms.

The team is deliberately small and stays small — a few dozen people across development, leasing, investments, finance and capital formation, every one a co-builder with a real stake in what the platform becomes. This seat is current.

WHY THIS ROLE EXISTS

Most marketing guesses at its audience. We do not have to. We know the occupiers we want, the consultants who advise them, the investors whose respect we want before we ask them for anything, the contractors we want bidding and the people we want to hire.

Those are lists, and some already exist. The job is not to find an audience but to make this platform a familiar, credible presence in the working lives of named people, month after month, and then prove it happened. If your instinct on a channel question is which agency to brief, this is not your seat.

THE AUDIENCE PROGRAMMES

Six, each with its own list, instrument and content.

– OCCUPIERS AND THEIR CONSULTANTS. Company lists, function and seniority on top. Specifications, delivery evidence, park detail. The consultant who builds the shortlist matters as much as the occupier.

– THE INVESTOR NETWORK. Individuals, from relationships. Visibility only, never solicitation. Thesis and operating judgment, in the founder's voice. The regulatory boundary is absolute and set in writing first.

– CONTRACTORS AND VENDORS. Company lists. Pipeline scale, payment reliability, safety standards. The return is better bids and terms, not leads.

– CANDIDATES. Seats, the founder's letter, what happens to people who build here.

– ASSET MANAGERS AND WEALTH PLATFORMS. The specific desks, by company and function. Platform credibility and governance — the channel that will one day distribute, built before it is needed.

– PLACEMENT AND FAMILY-OFFICE NETWORKS. Lists often too small to advertise to at all. Organic, founder-led.

HOW THE WORK IS DONE

You will know the mechanics cold and be honest about their limits.

Company and contact lists uploaded as audiences: domain matching holds up,



email matching does not, half a contact list is a normal match rate here, and you know what to do about the rest. The serving floor and the message caps, so you know which lists are an advertising problem and which are an outbound one, and never propose messaging as the route to thousands of people.

Thought Leader

Ads over a known list, so a person with a record appears in the feed rather than a logo, and retargeting of the subset who engaged, where the money concentrates.

The assets that cost nothing monthly: page-follow invitations, founder connections, and a newsletter whose subscribers are notified every time it publishes — a thousand known people subscribed beats any campaign budget. And proving it without person-level data: no report tells you which individual saw what, so you work with company-level engagement, self-reported source fields and coverage against the list, and can explain that without overclaiming.

WHAT YOU WILL OWN

- The six programmes above: the lists, the audience definitions, the exclusions, the calendar, and the coverage number for each.
- Paid, with the budget in your hands. Thought Leader Ads, Sponsored Content, Message and Conversation Ads, Lead Gen Forms, Document Ads. Matched Audiences, company and contact lists, retargeting, lookalikes, exclusion logic, Insight Tag, Conversions API and bid strategy. You report cost per qualified conversation, never impressions.
- The company page and the founder's presence — rhythm, formats, comment strategy, newsletter, advocacy. You write most of it and brief the rest to our content seat rather than producing volume.
- Outbound to the booked meeting, then the pipeline data. Navigator lists, buyer intent, warm-path mapping, sequencing and the reply rate — sent to people who have already seen us four times, which is the argument for doing this in order. Every lead lands in the customer relationship system with its source attached. Coverage by list and cost per qualified conversation are yours to report, and you decide what of it the platform's systems do, which is most.

WHERE YOUR SCOPE ENDS

You own everything up to and including the qualified conversation.

You do not close: leasing runs through consultants on a long cycle, capital formation is regulated, and land sourcing rests on relationships built over years, so those closes sit with the people who hold them. What counts as qualified is agreed in writing in your first month with the people who receive the handover, so your number is coverage, conversations and cost. You will be asked for the number, not the activity, and if it is bad you will be backed while you fix it.

To be plain: not a coordinator across six platforms, not an agency manager, not a content factory, not a closer, and not a seat where you inherit a playbook.

WHO WE ARE LOOKING FOR

ESSENTIAL

– 4–7 years in B2B marketing, demand generation or growth, at least two with LinkedIn as your primary channel.

– Personal control of paid spend in Campaign Manager. Not spend you approved: spend you built and optimised yourself,



with the numbers to show what it did.

– You have uploaded a list you were given, companies or contacts, built an audience from it and run campaigns against it. Any scale — what matters is that you have done it, not read about it.

– Sales Navigator as a practitioner: list construction, boolean craft, intent signals, sequencing, a reply rate you can quote.

– Customer relationship system fluency: you have owned fields, stages and source attribution, not only used the interface. You do your own numbers and write your own copy, sometimes in his voice.

– A graduate degree, in anything. Based in, or willing to be based in, Mumbai Metropolitan Region.

COMPENSATION

Vantrock benchmarks compensation against the upper quartile for the role and market, weighted toward equity for candidates who want to build with us long-term. We discuss specific numbers in the first conversation rather than anchoring either side prematurely. Wealth creation is part of the engine, not only the salary: a performance-linked annual bonus and a path to ESOP-linked incentives.

CULTURAL FIT

We're building Vantrock over a decade, not a funding cycle. We're looking for people who treat technology as the default answer rather than a supplement, who want to be co-builders of the platform rather than employees executing instructions, and who are comfortable saying "I don't know" and "I was wrong." If you want a defined role with defined edges, this isn't the right seat. If you want to help build an institution from zero, it might be.

Two standing requirements in every Vantrock seat. AI proficiency: you work fluently with AI tools for research, drafting, audience analysis and reporting, and a supervised AI Proficiency Test is part of the process at every level. Partner command: designers, editors and public relations firms are briefed and held to a standard here, never deferred to, and the channel is never handed outside.

HOW WE WILL ASSESS

Everyone who applies hears from us within two working days, with two links: ten questions by AI interview, about fifty minutes, reviewed before the CV; and the Vantrock AI Proficiency Test, taken at every level. A timed paper on paid mechanics and arithmetic comes with them.

From there: a conversation with the Chief Growth Officer; a 90-minute supervised practical in which you are handed a list and asked to design the programme over it; a conversation with the Founder & CEO; and two references. Your application is seen only by the Founder's Office and the hiring lead.
