Responsibilities
1. Owner's Design Representation & Stakeholder Management
- Serve as the Asset Owner's representative for all architectural design matters across the project lifecycle.
- Act as the primary interface between hotel operators, architects, interior designers, engineering consultants, PMCs, contractors, and internal business stakeholders.
- Ensure project objectives, brand aspirations, budget requirements, operational needs, and development strategies are appropriately reflected in the design.
- Drive timely decision-making and resolution of design-related issues impacting project delivery.
- Lead design review workshops and governance meetings while maintaining action trackers and closure reports.
2. Architectural Design Management
- Review and oversee architectural design development from Concept Design to GFC stage.
- Ensure consultant deliverables meet project briefs, development objectives, operator requirements, and approved design intent.
- Critically evaluate designs from the perspective of functionality, guest experience, operational efficiency, maintainability, constructability, and commercial viability.
- Monitor compliance with:
- Hotel brand standards
- Local authority requirements
- Building regulations and statutory approvals
- Fire & life safety norms
- Accessibility requirements
- Sustainability and ESG standards
3. Coordination with Hotel Operators & Brand Teams
- Manage architectural coordination with hotel operators and brand technical services teams.
- Review and consolidate operator comments and ensure integration into project designs where aligned with business objectives.
- Evaluate brand requirements for feasibility, cost implications, schedule impact, and long-term operational advantages.
- Balance operator expectations with owner objectives, commercial considerations, and project constraints.
- Secure timely approvals from operators and brand representatives during design development.
4. Multi-Disciplinary Design Coordination
- Ensure seamless coordination between Architecture, Interior Design, MEP, Structural, Façade, Landscape, Lighting, Kitchen, Laundry, Signage, Security, and Specialty Consultants.
- Identify interface gaps and design conflicts during design development stages.
- Facilitate interdisciplinary reviews and design integration workshops.
- Lead constructability reviews and support BIM-based coordination initiatives where applicable.
5. Cost Optimization & Value Engineering
- Review design proposals from a commercial and lifecycle-cost perspective.
- Drive value engineering initiatives without compromising brand positioning, guest experience, quality, or operational performance.
- Assess design changes and advise management on budget, procurement, and schedule implications.
- Support optimization of space utilization, operational efficiency, and capital expenditure.
6. Construction Support & Design Compliance
- Monitor implementation of approved architectural designs during construction.
- Review material submittals, mock-ups, shop drawings, and consultant recommendations.
- Conduct periodic site reviews to verify adherence to approved designs and specifications.
- Provide technical guidance on design deviations, RFIs, change requests, and site challenges.
- Support quality inspections, snagging, and defect resolution activities.
7. Governance, Risk & Documentation Management
- Ensure all design activities comply with Adani Group governance frameworks, quality standards, safety requirements, and ESG commitments.
- Manage design approvals, change-control processes, and design risk registers.
- Maintain comprehensive documentation including:
- Design review records
- Approval trackers
- Consultant deliverables register
- Value engineering logs
- Design change records
- Project correspondence and decision records
8. Handover & Asset Readiness
- Support project commissioning, handover, and transition to operations.
- Ensure all architectural deliverables, as-built drawings, manuals, warranties, and project documentation are completed.
- Coordinate owner inspections and pre-opening reviews.
- Assist project teams in achieving brand approvals, occupancy certifications, and operational readiness milestones.
- Support hotel operating teams during pre-opening and defect liability periods.
Qualifications
Qualifications
- Essential: Bachelor's degree in Engineering (Civil/Architecture/Construction), Project Management.
- Preferred: PG in Project Management or PMP/Prince2.
Work Experience
- 10+ years of experience in architectural design, design management, or project design coordination in hospitality or mixed used development projects.
- Experience in Real Estate (Hospitality) / International Hotel Brands.
