Role Summary

We are seeking an experienced Architect / Liaisoning Architect with solid exposure to real estate development, feasibility, architectural planning, statutory approvals and liaisoning with government authorities.

The role will involve evaluating land parcels, preparing feasibility and conceptual designs, conducting FSI/TDR assessments, developing planning proposals and coordinating with consultants and relevant authorities for project approvals.

Key Responsibilities

Architectural & Design

- Develop conceptual layouts, master plans, planning options and design proposals for potential land parcels.
- Prepare site feasibility drawings, land-use plans, access layouts, massing studies and development potential studies.
- Prepare architectural and technical drawings using AutoCAD.
- Develop 3D massing models and visualizations using SketchUp and Lumion.
- Prepare high-quality presentations for internal reviews, investor presentations and land acquisition proposals.
- Coordinate with structural, MEP, planning, legal, acquisition and other consultants as required.
- Ensure proposed designs comply with applicable development regulations, zoning requirements and building norms.

Feasibility & Development Planning
- Evaluate development potential of land parcels from an architectural and planning perspective.
- Undertake FSI/TDR and development potential calculations.
- Interpret and apply DCPR 2034, UDCPR and other applicable development regulations.
- Identify planning constraints, development opportunities and approval-related risks during the feasibility stage.
- Provide architectural inputs for land acquisition and investment decisions.

Liaisoning & Statutory Approvals




- Coordinate and liaise with BMC/MCGM and other relevant statutory authorities for project-related approvals and permissions.
- Prepare and coordinate submission of drawings, documents, applications and proposals required for statutory approvals.
- Follow up on building plans, development permissions, commencement-related approvals, NOCs, revised plans and other applicable permissions.
- Coordinate with consultants and authority representatives to facilitate timely approvals.
- Track approval status and ensure timely follow-up with concerned departments.
- Identify approval-related issues and coordinate with relevant stakeholders for resolution.
- Maintain proper records of submissions, approvals, correspondence and authority-related documentation.

Coordination & Stakeholder Management
- Work closely with Land Acquisition, Legal, Engineering, Planning, Business Development and Project teams.
- Coordinate with external architects, liaisoning consultants, structural consultants and other professionals.
- Provide regular updates on feasibility, design development, submissions and approval status.
- Ensure timely completion of multiple land proposals and project-related assignments.

Required Qualifications & Experience
- Bachelor's degree in Architecture (B.Arch.); Master's in Architecture will be an advantage.
- 5-10 years of relevant experience, preferably in real estate development, architectural consultancy, planning or liaisoning.
- Strong experience in Mumbai real estate projects and statutory approval processes.
- Candidates with a combination of architectural design, feasibility and liaisoning experience will be preferred.
