Vantrock is India's independent, operator-led real assets platform — real assets only — with logistics and industrial as the first phase of its growth. THE PROJECTS TEAM
Vantrock designs and builds in-house. The projects function owns the asset from the first block plan to the day an occupier takes possession, and design management owns the drawing across all of it. The function is being built now, the seat does not exist in this form anywhere in the market, and the person who joins it will decide what it becomes.
DESIGN OWNERSHIP, NOT COORDINATION In a practice, the drawing is the product. Here it is a means, and the product is a park that leases, clears its approvals and gets built for the number it was underwritten at.
Land is our largest single cost and the masterplan is where it is either monetised or wasted. A point of ground coverage, a badly oriented dock face, a late fire NOC — each costs more than the entire design fee. This seat finds the yield, proves it is compliant, and makes sure it survives contact with site.
WHY THIS ROLE EXISTS The platform breaks ground on its first 2 million sq ft in January and has 10 million behind it, across four cities and more than one state's development-control regime. Every masterplan drawn this year will be built and leased for the next ten, approvals sit on the critical path in every state, and nobody owns them end to end today. This is the first design seat, and it sets the standards the portfolio is built to.
WHAT YOU WILL OWN
- The yield test at land stage — ground coverage, FSI, setbacks, truck circulation, dock-face orientation and phasing on every opportunity, and the block plan and area statement the land recommendation is made on.
- The portfolio design standards — 17 m bay grid, 12.5 m clear height, 1:7,500 sq ft dock ratio, 28.5 m yard depth, office area, FM2 and TR34 floors, defended against anything that erodes usable area.
- The approval path — state industrial authority, town planning, fire NOC, environmental clearance, factory and DISH, CTE and CTO, on a live tracker with a real critical path.
- The GFC set — coordinated,
construction-ready, issued in a state where the site does not have to ask what was meant. Site RFIs are the measure, and are counted.
- The consultants — architectural, structural, MEP, façade and landscape, appointed, driven and held to what they hand over.
- Buildability and change control — clash resolution before issue, then the RFI and design-change log, with cost and time attached before a change reaches site.
- Customer fit and design-to-cost — occupier briefs turned into fast, priced design responses, and design worked to the estimator's budget, not around it.
WHO WE ARE LOOKING FOR
ESSENTIAL
– 10–15 years in design management, most of it on industrial, warehousing or logistics assets, at a developer, or at a practice or PMC on that portfolio at project-lead level.
– Parks you have masterplanned yourself, with the numbers: site area, BUA, ground coverage, circulation efficiency. Tested in a practical.
– The full statutory approval path run end to end in at least one state, and a working knowledge of how a second differs. NBC 2016, state fire and DCR in daily use.
– Green certification to IGBC or LEED Platinum standard designed in from concept, not retrofitted at approval stage.
– AutoCAD at expert level; fluent reading of structural and MEP drawings, specifications and contract conditions; SketchUp and Adobe for options, massing and presentation output.
– Warehouse and industrial building systems: PEB and RCC, FM2 and TR34 flooring, dock equipment, K115 and K160 sprinklers, OSID and FAPA fire detection, roofing, cladding, external infrastructure.
– Design-to-cost as a habit, not a phase: quantified options, value engineering without losing the specification.
– B.Arch, with Council of Architecture registration. Based in the Mumbai Metropolitan Region.
ADVANTAGEOUS
– M.Arch, NICMAR or an equivalent construction-management qualification. IGBC AP or LEED AP.
– Revit and BIM for model-based coordination rather than drawings with a model on the side. Power BI for approval trackers, drawing registers and design-change dashboards.
– Temperature-controlled, cross-dock or automation-ready fit-outs. Approvals in more than one state.
WHAT THIS ROLE IS NOT
– Not a practice seat: the drawing is not the deliverable, a park that leases and gets built is. Not consultant coordination: you appoint, direct and hold the consultants. Not a delivery seat: execution on site belongs to projects. Not the programme office: cost and schedule control across the portfolio sits there.
HOW YOU WILL WORK
– Developer side, with real decision rights. You can reject a consultant's set, hold a land recommendation, and refuse a change that has not been priced.
– Every decision traceable. A yield option has an area statement behind it; a released drawing has a name against it.
– The reporting is not your job. Trackers, registers, RFI logs and dashboards run on Vantrock Intelligence, built before we bought an acre.
– Mumbai Metropolitan Region, full time, in person, travel to every site.
JUDGED ON FOUR STANDARDS, TOGETHER. Yield: BUA per acre, ground coverage, circulation efficiency. Compliance: approvals on the critical path, NBC and fire, green certification. Buildability: coordinated GFC sets, minimal site RFIs. Customer fit: BTS response and occupier specification.
COMPENSATION
Vantrock benchmarks compensation against the upper quartile for the role and market, weighted toward equity for candidates who want to build with us long-term. We discuss specific numbers in the first conversation rather than anchoring either side prematurely. Wealth creation is part of the engine, not only the salary: a performance-linked annual bonus and a path to ESOP-linked incentives, confirmed in the offer.
CULTURAL FIT
We're building Vantrock over a decade, not a funding cycle. We're looking for people who treat technology as the default answer rather than a supplement, who want to be co-builders of the platform rather than employees executing instructions, and who are comfortable saying "I don't know" and "I was wrong." If you want a defined role with defined edges, this isn't the right seat. If you want to help build an institution from zero, it might be.
AI proficiency is a standing requirement in every Vantrock seat: fluent use of AI tools for option generation, code and drawing checking, research and presentation output, and building on the platform's dashboards rather than around them. A supervised AI Proficiency Test runs at every level, and we say so openly.
Partner command is the second. The design is ours, but consultants, PMCs and liaison agents are commanded by this seat — briefed, held to a standard, integrated — never deferred to.
HOW WE WILL ASSESS
Everyone who applies hears from us within two working days, with two links: six questions answered by AI interview, about forty minutes, reviewed before the CV, and the Vantrock AI Proficiency Test, which every hire takes at every level.
From there: a design conversation on a park you masterplanned, walked through in numbers; a three-hour supervised practical on a real parcel with a real access constraint, a development-control extract and an occupier brief, from which you produce an area statement, a block plan, two yield options with the trade-off stated, and the approvals on the critical path; then two references, contacted directly.
