We are looking for a highly analytical and commercially minded Real Estate Acquisition Analyst to join our acquisitions team. The role will involve evaluating commercial real estate investment opportunities from initial opportunity identification through underwriting, due diligence, transaction execution and post-acquisition monitoring.

You will work closely with senior leadership and internal and external stakeholders to assess investment opportunities against hBits’ investment criteria. The ideal candidate should be comfortable working with financial models, market research, property-level information and investment analysis, while having a strong curiosity about the underlying real estate business.

This is an chance to work on live commercial real estate transactions and develop an end-to-end understanding of real estate investing.

Key Responsibilities

Investment & Acquisition Analysis: Identify, screen and evaluate potential commercial real estate opportunities; assess location, asset quality, tenant profile, lease structure, rental economics, occupancy,



growth potential and key investment risks to support acquisition decisions.
Financial Modelling & Valuation: Build and maintain financial models to analyse property-level cash flows, rental income, operating expenses, capex and financing requirements; perform valuation and return analysis including IRR, equity returns, yields, cash-on-cash returns and sensitivity analysis.
Due Diligence: Participate in and coordinate commercial, financial, tax, legal and technical due diligence; review leases, tenant information, financial statements and other asset documentation, while working with external consultants and identifying key risks, gaps and red flags.
Market & Asset Research: Conduct research across commercial real estate markets, micro-markets and asset classes; analyse rental trends, comparable properties, transaction activity, vacancy, absorption, supply-demand dynamics and other factors influencing as
