Job Description: Facility Manager

Location: Velammal Campus, Mambakkam, Chennai

Department: Campus Administration & Infrastructure

Reports To: Campus Director / Senior Management

Position Overview

The Facility Manager will oversee the complete operational, housekeeping, security, and administrative maintenance of the Velammal Mambakkam campus. The candidate will be responsible for maintaining high institutional standards of cleanliness, security, safety, and operational efficiency across campus grounds and facilities.

Key Responsibilities

1. Facility Operations & Maintenance

* Direct and manage day-to-day administrative and physical operations of the campus facilities.

* Oversee preventive maintenance schedules for HVAC, electrical networks, plumbing, water treatment systems, fire safety equipment, and generators.

* Perform regular campus inspections to ensure infrastructure, classrooms, sports areas, and common areas meet safety and hygiene standards.

2. Vendor & Contract Management (Housekeeping & Security)

* Mandatory Recruitment & Management: Directly oversee the sourcing, hiring, deployment, and performance of in office Housekeeping and Security staff.

* Manage third-party facility management contractors, security agencies, and maintenance vendors.

* Enforce service level agreements (SLAs), review vendor invoices, and ensure compliance with institutional safety and cleanliness standards.

3. Security & Campus Safety

* Implement strict campus perimeter security, gate management protocols,



visitor access controls, and emergency response procedures.

* Ensure 24/7 CCTV surveillance operations and maintain active coordination with security personnel to safeguard students, staff, and campus assets.

4. Budgeting & Statutory Compliance

* Assist in preparing and managing annual facility budgets, operational expenses, and resource allocation.

* Ensure full compliance with state and local regulatory standards, environmental safety rules, building maintenance codes, and workplace hygiene protocols.

Mandatory Candidate Requirements

* Industry Experience: Must come directly from a Facility Management Company (e.g., outsourced corporate/institutional facility service providers). Candidates with purely internal/direct organization experience will not be considered.

* Marital Status: Married candidate required.

* Vehicle Ownership: two wheeler or Four-wheeler (Car) ownership and a valid driving license are mandatory.

* Functional Expertise: Hands-on experience in recruiting, managing, and training large teams of housekeeping and security staff.

Qualifications & Experience

* Educational Background: Bachelor's degree

* Work Experience: 6 to 12 years of hands-on experience in facility management, preferably handling educational institutions, large corporate campuses, or residential complexes.

* Key Skills: Recruitment of House keeping staff is primary role Team leadership, vendor management, vendor negotiation, conflict resolution, crisis management, and strong fluency in regional and professional communication.
