About the Opportunity

Atluri Developers Pvt. Ltd. is looking for an experienced Project Manager to lead the finishing, closeout and final handover of Atluri Ascend, a premium commercial development comprising office, retail, hospitality and amenity spaces. The successful candidate must have personally driven a large commercial building through finishing, testing, snag closure and operational handover.

Commercial building finishing and handover experience is mandatory. Candidates with experience limited to residential apartments or villas will not be considered.

Key Responsibilities

· Take complete ownership of commercial building finishing, project closeout and handover.

· Prepare and drive floor-wise and area-wise finishing schedules, daily priorities and recovery plans.

· Manage flooring, stone, tiles, ceilings, painting, wall finishes, glazing, joinery, doors, hardware, washrooms, lobbies, reception and common-area finishes.

· Coordinate architectural finishes with Electrical, HVAC, Plumbing, Fire Fighting, BMS, CCTV, Access Control, IT, AV and other specialist systems.

· Review drawings, shop drawings, BOQs, material submissions, samples, mock-ups and method statements.

· Manage contractors, subcontractors, consultants and vendors against quality, safety, cost and schedule requirements.

· Conduct inspections, maintain floor-wise snag lists and drive timely de-snagging to achieve zero-pending-snag handover.





· Coordinate testing and commissioning and confirm that all building systems are operational before takeover.

· Ensure completion of as-built drawings, O&M; manuals, warranties, testing reports, asset registers and handover documentation.

· Lead final inspections and the technical handover from Projects to Facility Management/Operations.

· Provide management with progress dashboards, delay analysis, risk updates and corrective action plans.

Candidate Requirements

· B.E./B.Tech in Civil Engineering preferred.

· 10-15 years of construction/project execution experience, with strong exposure to commercial building finishing and handover.

· Experience in Grade-A commercial buildings, IT parks, business parks, corporate offices, managed workspaces or mixed-use commercial developments.

· Must have taken at least one major commercial project through the final finishing, snagging, testing, closeout and handover stages.

· Robust knowledge of premium architectural finishes, quality control, MEP interfaces and contractor management.

· Working knowledge of AutoCAD and MS Project/Primavera is preferred.
