About the Role

We are looking for an experienced Lawyer/Legal Associate specializing in real estate, agricultural land, and other property-related legal matters. The ideal candidate will have strong expertise in land title search, due diligence, document verification, and legal report preparation for residential, commercial, and agricultural land transactions.

Key Responsibilities

- Conduct title search and due diligence for residential, commercial, industrial, and agricultural land parcels
- Verify land records, revenue records (7/12 extract, mutation entries, property card, etc. as applicable per state), and ownership history
- Prepare legal opinion reports / title search reports on land and property
- Review and verify sale deeds, gift deeds, lease deeds, partition deeds, power of attorney, and other property documents
- Check encumbrances, litigation history, and pending disputes on properties (EC – Encumbrance Certificate verification)
- Verify compliance with land ceiling acts, agricultural land conversion (NA order), zoning, and local revenue laws
- Coordinate with sub-registrar offices, revenue departments, and government land record portals for document verification
- Draft and vet agreements related to land purchase, sale, lease, and joint development
- Liaise with external lawyers, notaries, and government authorities as required
- Advise internal stakeholders/management on legal risks related to land acquisition




- Ensure all documentation is compliant with applicable state and central land laws

Required Skills & Qualifications

- LLB / LLM degree from a recognized university; enrolled with the Bar Council
- 3–5+ years of relevant experience in real estate/property law, specifically land title due diligence
- Strong knowledge of land revenue records, agricultural land laws, RERA, Transfer of Property Act, Registration Act, and Land Ceiling laws
- Hands-on experience preparing title search reports / legal due diligence reports
- Familiarity with government land record portals (e.g., Bhulekh, Bhoomi, MahaBhumi, or state-specific portals)
- Experience handling agricultural land conversion, NA orders, and revenue department processes
- Strong drafting and documentation skills
- Good negotiation and stakeholder coordination skills
- Attention to detail and strong analytical/legal research skills

Good to Have

- Experience working with real estate developers, builders, or land aggregators
- Knowledge of multiple state land laws (if pan-India role)
- Experience with property litigation matters
- Network/liaison experience with sub-registrar and revenue offices
