Position Overview
Overlook Global is seeking an Asset Management Analyst – Hospitality to support the financial and operational performance of our hotel portfolio.
The Analyst will work closely with senior asset management leadership to monitor property performance, analyze financial results, identify operating trends and variances, maintain forecasts and dashboards, monitor capital expenditures, and support strategic decisions across the portfolio.
This is not a traditional accounting position. The role requires someone who can take financial and operating information, determine what is changing, why it is changing, and what actions should be taken to improve asset performance and investment returns.
The ideal candidate will have a robust foundation in financial analysis, budgeting, forecasting, management reporting, variance analysis, and Excel. Prior hospitality or real estate experience is preferred but not required for a candidate with strong operating-finance experience.
Key Responsibilities
- Review monthly property-level P&Ls;, balance-sheet items, cash flows, budgets, forecasts, and operating reports.
- Perform detailed actual vs. budget, actual vs. prior year, and actual vs. underwriting variance analysis.
- Identify the key revenue, expense, margin, and profitability drivers affecting each hotel.
- Maintain rolling forecasts and assist with annual property budgets and business plans.
- Monitor hotel operating KPIs including Occupancy, ADR, RevPAR, RevPAR Index, GOP, GOP Margin, EBITDA/NOI, departmental margins, labor costs, and flow-through.
- Analyze STR reports, competitive-set performance, market share, segmentation, and revenue trends.
- Develop and maintain property-level and portfolio-level management dashboards and reporting packages.
- Conduct cost benchmarking across hotels and identify opportunities for expense reduction, margin improvement, and operating efficiencies.
- Monitor cash balances, working capital, reserves,
debt service, DSCR, debt yield, and other financing requirements.
- Track CapEx and Property Improvement Plan expenditures against approved budgets and timelines.
- Maintain schedules for committed, spent, and remaining capital.
- Support monthly and quarterly performance reviews with hotel operators, management companies, controllers, and senior leadership.
- Investigate significant financial or operating variances and prepare concise explanations and recommendations.
- Monitor execution of property business plans and asset-management initiatives.
- Assist with property valuations, refinance analysis, return projections, and hold/sell analysis.
- Update investment return metrics including IRR, MOIC, and cash-on-cash returns as property performance changes.
- Support lender reporting, financial reporting, reconciliations, and validation of property-level financial information.
- Develop standardized financial models, reporting templates, dashboards, and asset-management procedures.
- Prepare executive-level analysis and recommendations for senior management and investment committee review.
What We Are Looking For
Education: Bachelor's or Master's degree in Finance, Accounting, Commerce, Economics, Business Administration, Real Estate, Hospitality, or a related field. CA/Inter-CA, CFA progress, MBA Finance, or similar professional training is a plus.
Experience: Approximately 2–5 years of experience in financial analysis, FP&A;, management reporting, corporate finance, asset management, real estate finance, hospitality finance, accounting,
or a related analytical role.
The successful candidate should demonstrate strong experience with financial statements, budgeting, forecasting, variance analysis, management reporting, cost and margin analysis, reconciliations, and financial modeling.
Advanced Microsoft Excel skills are important. Experience with Power BI, SQL, Python, M3, STR, CoStar, or other analytical/accounting platforms is advantageous.
Hospitality Knowledge
Candidates are not required to already be hotel experts, but they must have the ability and interest to develop a strong understanding of hotel operating economics.
The Analyst will be expected to become proficient in:
Occupancy • ADR • RevPAR • RevPAR Index • GOP • EBITDA/NOI • Flow-Through • USALI • STR Reporting • Labor Productivity • Departmental Margins • PIP • CapEx
What Success Looks Like
Within the first several months, the Analyst should be capable of taking a property's monthly financial package and independently answering:
What happened?
Where did the property miss or beat budget?
Why did it happen?
What does it mean for cash flow and investment returns?
What should the asset-management team ask the operator to change?
The goal is not simply to produce reports. The Analyst should ultimately be able to turn financial and operating data into actionable asset-management recommendations.
Expected Deliverables
Monthly Hotel Performance Reports • Budget vs. Actual Analysis • Rolling Forecasts • STR & Revenue Analysis • Property KPI Dashboards • Expense & Margin Analysis • CapEx/PIP Tracking • Cash Flow & Debt Monitoring • Quarterly Asset Reviews • Updated Valuation & Return Analysis • Hold/Refinance/Sell Analysis • Management Recommendations
Pay: ₹25,000.00 - ₹50,000.00 per month
